If you have brown water rings on your ceiling, there’s a good chance water is getting in somewhere it shouldn’t.

We got a call from this homeowner and thankfully, it turned out to be a pretty simple fix. After inspecting the roof, we found improperly sealed chimney flashing and a failed pipe boot that were allowing water in. Signs like this don’t always mean an expensive repair. In many cases, catching the problem early can save you a lot of money and frustration.

A roof can look “fine” from the ground and still be showing signs it’s nearing the end of its life.

In this photo, the darker areas you’re seeing across the shingles are spots where granules have worn away over time. Those granules are what help protect your roof from UV rays, weather, and water intrusion. Once that protective layer starts breaking down, the shingles age much faster.

This is one of the biggest reasons we encourage homeowners to have their roof inspected before leaks ever show up inside. By the time water stains appear, the damage has usually been happening for a while.

We spend a lot of time educating homeowners on what to actually look for, not just trying to “sell a roof.” Sometimes it’s repairable. Sometimes it’s not. But knowing the condition of your roof gives you options.
