Slate only overlap each other by 2 inches,So when you have a broken slate like this one.You have a roof leak.With plaster walls and ceilings it takes many rainy and snow day to make plaster show leaks.Slate repair uses speciality tool that you do not find in most sheds.Without the proper tools slate is next to impossible to replace.

Metal roofs are a attractive choice for many reasons.Steel standing seam comes in a large variety of colors and offer a 50+ year warranty on the finish,But steel does have it's downsides and that is they look like a big box store front.Copper and Terne/Tin roofs look more historically accurate.Also last 50+ years with maintenance.

Vented skylights are a great option.They let the heat out of the room and the cool breeze in.Come in different options to open from a window like handle,hook & rod,and electrical open and close.My upstairs rooms have a sloped ceiling so my vented skylights have a handle.When the winter weather breaks i plan on installing a skylight in my stairway to vent the raising hot air from downstairs,So i would need a hook & rod.

A skylight leak can become very frustrating.You first check the roof flashings then the shingles.When all is installed correctly you find some people do this in an attempt to stop the leak,But it's the glass seals themselves that have failed after about 10 years.These are not cheap skylights they are Velux one of the best lights.Others Andersen,Wasco etc... have the same problems.Skylights can be properly repaired without the messy caulk and tar and offer years of leak free sun light.
