Not every spot on your roof is hail damage.

We’ve recently inspected roofs where chalk circles were left by another contractor claiming “hail damage.” After a closer inspection, many of those areas turned out to be thermal blistering, a normal aging condition of asphalt shingles, not damage caused by hail.

Here’s the difference:

Thermal blistering occurs from heat and the natural aging process. Small blisters form in the shingle and eventually pop, causing minor granule loss.

True hail damage typically leaves a bruise or fracture in the shingle, often with freshly displaced granules and evidence of impact.

Unfortunately, misidentifying blistering as hail damage can lead homeowners to file insurance claims that may be denied.

If you think your roof may have hail damage, make sure you’re getting an inspection from someone who understands the difference. An honest assessment protects both you and your insurance claim.

Here’s a commercial property we recently inspected and will be providing a proposal for a roof replacement.

This roof was originally installed with shingles, but due to multiple leaks over the years, spray foam and roof coating were applied over the existing shingles in an attempt to stop the leaks.

The primary issue is the roof’s 2/12 pitch, which is not sufficient for a shingle roofing system to properly shed water. Shingles are designed for steeper slopes, and on low-slope applications like this, water can drain slowly, increasing the likelihood of leaks and premature roof failure.

Our recommendation is a roofing system designed specifically for low-slope applications to provide long-term protection and prevent future water intrusion.
