Residential refinishing of hardwood flooring

This has been a project of ups and downs for a hopeful client to restore this home as a building block for her own future.
Upstairs had a first round months ago, but as you can see the drywall company made an epic mess and there is no cleaning this up.
This house is getting the sand it needs for the best outcome. The floors are hard pine with a lot of character from stains, scratches, and gouges; a story on the floor.

With the first coat applied you can see how much character, and color natural gives to older hardwood, especially pine. I haven't seen wide plank pine in a long time, a very rare sight to see with different sizes. Those shadow rugs are my favorite, they are meant to show you a moment in time. A house can take you back in time with it's history, beautiful & dark memories but I'm here to give it back its glory.
These floors are seasoned with the past looking as they should be, resurrected.

Residential refinishing of hardwood flooring
This new homeowner wanted to clean these floors up before moving in after removing the carpet.
A lot of what we call character damage, and missing finish exist under most carpet that has been down for ten plus years. This is from water to animals to people and kids, high traffic areas take most of the finish off over time.
We laid a stain grid down to show how each stain would look on top of a stain that will never come out. To my surprise she opted for golden oak, close to natural but more in the brown,warm pigment family.
They are looking beautifully restored as we move into the next process of polyurethane coatings.

Residential refinishing of hardwood flooring

This homeowner wanted her floors to look more like a natural wood.
Most older homes have red oak hardwood which if you don't like red, going with a dark stain is the only way to get a uniform color.
Nothing takes red out,period. It's a RED oak floor.
To bring back the character and variation natural gives red oak, this floor had to get sanded down pretty well. When a previous stain is this dark (Jacobean) It really sinks down into your grain.
After going over the brown family of stains to hide the red/orange she didn't like, the original choice for natural was chosen.
First application of an oil based polyurethane was applied, two more coats to go...
This home is feeling a lot brighter 🙏🏻🌞

Residential refinishing of hardwood flooring

This homes flooring consist of yellow pine hardwood upstairs and oak hardwood downstairs.
The floors definitely needed refinishing to clean them up, these have character from stains/20+years of existence. This job also required splitting rooms, which we do for our customers when moving items completely out is not an option.
They are turning out beautiful and natural with acrylic polyurethane coatings. Which is a better option when you have to live through the process with animals in house.

Residential refinishing of hardwood flooring

These are my favorite floors to refinish. Beautiful oak hardwood with different sized boards. The mystery carpet shadow in these older homes can make a really good story. You have to love ( rustic, primitive,western, too me old world classic etc styles) to appreciate this kind of floor. Most importantly what once was lost to the eyes of generations of this family has been restored.

Residential Refinishing of Pre finished hardwood.

The homeowners removed carpeting in their condo to discover hardwood. This floor is in great condition, the clients just didn't want the factory look of pre-finished. After the sanding process a Early American minwax stain was applied with acrylic polyurethane coats to wrap up before the weekend.

Residential refinishing of hardwood flooring

Lending a helping hand with a contractor that knew we could save these floors. We brought them back to life hitting that tar paper with 16 following 36 which took more black out to my 80 smooth round then 100 grit to finish the floors transformation. The clients wanted to go natural to keep the beauty of hardwood and the character it brings to their home.

We haven't had one of these dark floors in a long time. Going back natural to brighten this unit up for a new future tenant. Running multiple coats with an acrylic polyurethane finish Friday.

Busy week getting rentals ready for new leases.
This 3 bedroom townhouse was in need of a good sand to bring back its durability. Going natural with a satin oil-based polyurethane, two coats to go and we're all done 🙏🏻
