🚨 This could have ended in tragedy… but it didn’t have to happen at all.

Last week we got an emergency call at 10 AM — it was right before Thanksgiving. A tenant in an apartment complex heard what sounded like someone kicking in her front door… it was actually her electrical panel EXPLODING. Flames were shooting out of the box.

Thankfully she was home, saw the fire, and got out safely. The fire department put it out, then called us.

Cause? A loose lug on the main service wire — something that could have been caught with a simple inspection.

We were on-site before 11 AM, ripped out the melted panel, inspected and repaired all the damaged wiring, installed a brand-new panel, tested everything, and had her heat back on before the holiday cold snap hit. She never had to leave her home.

If you heard, the Rastin Tower at Ariel-Foundation Park was closed for maintenance today - we were privileged with the opportunity to work alongside the City of Mount Vernon to help them make some additions to the tower. We took a look at this house last week.

The house was partially built, and the contractor became overwhelmed with too many jobs.

They sold it to a family who was eager to finish the project.

Soon they found out what all was missing from their perfect home.

There were rooms without windows, a loft was closed in, no doors, a basement that’s currently a hole in the floor, not to mention the hardscaping work that is needed outside.

All of this seemed like quite the task, and then came the electrical situation.

The upstairs was partially wired, and relatively well marked.

Boxes were nailed in, everything seemed like it would be an easy project.

Until they started getting estimates.

“It’s going to all need taken out and rewired!” That’s what one contractor told them.

“We’ll need to hire an excavation crew for your service, and basically start the inside from scratch.” This was another response they received.

Once we laid eyes on it, we understood why they were getting so many different answers.

There is certainly a lot of work to be done, but not that warrants scrapping the whole project!

We will excavate for the underground electric service and run it to the house, then install their panel in the basement, going on the opposite side of the house as the builder had chosen.

There was a plan for a service entrance on the side of the house with a wraparound porch, which would require hundreds of feet of excavation and more conduit and wire to install it where it was needed.

The lighting inside was mostly complete, aside from a few pendant lights and a can light or two - no need to scrap all that! We will simply spend a few hours tracing wires and ensure everything is where it needs to be.

Now, for some of the issues we found:

Circuits were tied together between rooms (Living Room and Bedroom loads can’t be on the same circuit)

Dining room was "finished" but it was fed with wiring for 15 amp receptacles (20 amp circuit is required per code)

All upstairs circuits were stubbed into the basement, where the builders were planning to install junction boxes (This isn’t typically a good idea – anywhere there is a splice is an opportunity for a bad connection. We try and minimize splices to ensure everything will work for years to come).

The homeowners had some changes in mind, too.

They wanted all receptacles raised several inches (Yes, this is something we can do! It is much easier before drywall is up, so if you want it done, reach out to your contractor).

There was no lighting outside – none!

The plans called for TWELVE receptacles on their wraparound porch – maybe just a little overboard! We will install 4 or 5.

They wanted a 240v receptacle in the basement, as well as another in the garage for an EV charger (Yes, we install EV chargers!)

There were several other changes and updates the owners wanted, which we were happy to assure them would be easy fixes.
