Meet John David Blankenship, Development Manager

John David Blankenship is a dedicated, results-driven Development Manager at TDK Companies. He works closely with architects, project managers, and investment partners to ensure the successful entitlement, design, and delivery of projects on time and within budget. John David is involved in every phase of the development process, including site permitting, entitlement, financial modeling, and pre-development scheduling.

Growing up watching his father build a career in commercial real estate, John David developed a passion for understanding how properties grow and generate returns on investment. He earned a degree in Finance from Middle Tennessee State University, providing a strong foundation in financial analysis and budgeting.

At TDK, John David develops construction documents, evaluates investment opportunities, prepares financial models, and recommends project improvements. He combines his expertise in financial analysis with a strong understanding of the development process, working closely with TDK's asset management team to help ensure each project aligns with the company's long-term goals and meets the expectations of investors and stakeholders.

Outside of work, John David enjoys working out, hunting, and playing golf.

Meet Jeff Smith, General Superintendent for TDK

1. What do you enjoy most about leading projects with TDK Companies?

I enjoy the things I learn from every project and the end results are very satisfying. I enjoy working with Tim and John and all the other superintendents and project managers. It’s a great team and I am proud to have been here for 36 years.

2. What’s something about you outside of work—a hobby, interest, or fun fact—that helps people get to know you better?

I like to spend time with my family and go to different events in Clarksville where I live. I also like to cut my own hay for our horses. It’s always been very satisfying. Also love our trips to Gatlinburg and the beach!

3. What part of your current project has been the most rewarding to see come to life?

I am currently doing some structural improvements on a job, and it’s rewarding that the company trusts me to jump in and take care of things. Also the end results will work great and it’s a rewarding experience to see and perform the work.

4. What first inspired you to pursue a career in construction and project leadership?

I was always in construction as a bricklayer with my dad. I was hired on here at TDK in 1990 by Dorris Keach and was a masonry foreman for a few years and Mr. Keach called me and wanted me to go finish up a job that a superintendent quit on. I told him I didn’t have any experience being a superintendent and he told me he thought I could do it. So I told him I would try it but stay near the phone because if I needed help I was calling him. So he inspired me to get into the leadership role and taught me a lot of great knowledge through the years.

5. What’s one piece of advice you’d share with someone interested in joining the construction industry?

I would tell someone that you need to be dedicated and loyal and don’t do anything halfway. Do your job to the best of your ability and don’t stop until what you are doing is right. Period! Follow directions and listen to what your supervisor tells you to do to a tee. End results will always be good.

6. What’s your favorite part of working on a TDK job site day-to-day?

Being able to solve problems you run into on some jobs and be able to find the best solutions.

7. What do you believe sets TDK apart from other companies in the industry?

I’ve been working at TDK going on 36 years and have enjoyed every year because they are like family to me. I believe they are so successful because of the knowledge that has been passed down through the last 3 generations as it has created and got them where they are today. A lot of hard work, the ability to grow a team that runs like a well oiled machine and the vision for growth has been their success and will continue to allow them to grow. Proud to be a part of the company.

Meet Jessica Cooper, VP of Operations

In her new role as Vice President of Operations, Jessica works closely with the COO & General Counsel to oversee operational systems, processes, and infrastructure across TDK’s Construction, Development, and Asset Management divisions. She also leads human resource management efforts, helping ensure compliance while fostering a positive and productive workplace culture.

A cm laude graduate of Middle Tennessee State University, Jessica taught for three years with Rutherford County Schools before transitioning into nonprofit database management and grant writing. She joined TDK in 2018.

Outside of work, Jessica enjoys reading, camping, and hiking with her husband and their three daughters.

TDK Companies and Rail Gauge Partners have broken ground on Vintage Hamilton Place, a 247-unit upscale apartment community located on Gunbarrel Road in Chattanooga, Tennessee.

Scheduled for completion in Fall 2028, the community will feature four elevator-serviced buildings with upscale interior finishes, resort-style amenities, co-working spaces, a fitness center, and walkable access to premier shopping and dining destinations.

“Chattanooga presents a strong opportunity to deliver a high-quality multifamily community in a walkable, high-growth corridor,” said Kent Ayer, Co-CEO and Principal of TDK Companies.

EMPLOYEE SPOTLIGHT: DREW COX

Drew Cox serves as Chief Construction Officer at TDK Companies, leading projects from initial bid through final delivery. His leadership spans throughout the Southeast and ensures every development meets TDK’s standards for quality, safety, and ex*****on.

Since joining TDK in 2006, Drew has contributed to more than 70 projects across nine states, bringing experience in military, student housing, senior housing, and multifamily construction. He holds a degree in Concrete Management from Middle Tennessee State University and serves on its Commercial Construction Advisory Board.

Outside of work, Drew is an avid CrossFit athlete who uses the discipline and focus required in extreme sports to push himself in both his personal and professional life. He also enjoys training with his children and cheering them on in their sports.
