This is where staying involved changes everything.

This staircase and the entire third floor was never part of the original plans. By working closely with the builder during framing, we were able to rethink the space in real time and create an opportunity that wasn’t there before.

Now it feels intentional. Almost hidden. A quiet transition to a space that gives this home more. A playroom. A reading nook. A space you don’t notice at first… but end up using every day.

That’s the difference between drawing a plan and designing a home.

Elevators are becoming more common because they make everyday living easier now and keep a home flexible for the future. Groceries, luggage, laundry, guests; no second thought required.

We’re getting more requests for modern design, and I love that it invites a little more freedom.

One of the best parts? Having fun with windows. Playing with size, shape, and placement, and letting them become a design feature on their own.
This space works because the windows are placed with intention. Different sizes, different heights. Each one brings in light, protects privacy, and quietly shapes the room.

When we stop forcing everything to match, the room can breathe.
And the design feels thoughtful.

Not every room needs to be overdesigned.

Architecturally, this front living room was simple by intention. The goal wasn’t to make the space loud, but it was to let the family’s history and their heirlooms lead.

French doors opening to the front porch reinforce that feeling, grounding the room in a more traditional design and connection to the exterior.

Sometimes good design is knowing when to step back.
