Well we’re going to have a cold spell early this week. So if you’re living in the affected area please do a few things to prepare for 17 degree weather with colder wind chills. First prep your plumbing nobody wants to be with no water or bursted water lines. Please remove your water hose(s) from the outside faucets. Or the pictures illustrates what can happen. Stay Warm!

A reminder about the frigid temperatures we are going to have. And what can be done to help from experiencing of having frozen pipes/bursted pipes.
1- Know where main water shut-off is.
2- Un attach outside water hose from the hose bib
3- If you are on a private well system: Try to install a source of heat ( lamp, heat tape ) If that can’t done. Try to insulate as much as possible to keep separation from the cold frigid temps from the water related components. (Along with #4)
4- Run a small stream of cold water from a faucet that is installed on an exterior wall in your home. A pencil point stream should be adequate. This will keep your pump cycling and keeps the warmer well water moving.
5- Make sure all vents are closed to around your crawlspace area.
6- If you have know a trouble area freezing in the past. You may want to install a safe heat source close to that area. Please read all instructions of the product you use.
7- Back to #4 Open cabinet doors to insure your heat will make it to the plumbing pipes. Remove all harmful items that a child or pet could get to and store in a safe away place.
8- You May want to catch a supply of water in case you lose electricity or you have a freeze up to be able to flush toilets. If you have a spare tub you could fill it. Again keep children and pets away from this either door or gate. Catch a supply of drinking water in clean bottles or pitchers.
9- If you were to have a freeze and it took away your total water service, turn the well pump circuit off along with the electric water heater circuit. And if able find the area of the freeze. If the freeze only took away part of your water source, you may be able to pin point the area and thaw it with a hair dryer. But please make sure the main water is off , just in case of a bursted pipe.
10- If you have bursted pipes or just frozen pipes and are not able to remedy please turn your main water supply off/or circuits mentioned above. To keep from thawing and flooding your home, under your home, or your pump house.
11- Do a bedtime check and make sure you have at least 1 faucet with a pencil point stream of water. And if you have faucets in the bath that are located on the exterior wall in the bath also let water stream a pencil point. And check them cabinet doors.
12- Stay warm and stay safe. You may find other useful info online. But always be safe and do smart things in desperate times.

I want to wish everyone a “Safe Happy Holiday Season”.
Also I thought it would be good to remind you good people. Bitter cold temperatures for the upcoming days. There will be a couple of days where the temperature will not even make it above 32. People please take responsibility for your home and plumbing. If you are on a private water system make sure you have adequate insulation and if equipped with heat lamp make sure it is working. Open cabinet doors that located on exterior walls that has plumbing. ( Please remove anything that can be harmful to small children and pets). Keep at least a pencil point stream on sink faucets that are located on exterior walls. Check to make sure your ventilation vents are closed off around your crawl space walls. Remove water hose from outside hose bibs.
Moving water is as not likely to freeze. In some cases a space heater may help, but please read and follow the use instructions before using.
If you do have a line to freeze up. And you catch it in time you may be able to thaw it with a hair dryer. Know where to shut off your main water supply. If you have frozen pipes and you are not sure if they have burst. It is probably a good idea to turn that main water off until you can determine if any lines are busted to prevent real big damage to your home. Have extra water source available for drinking and water for flushing the toilet. If you have a spare bath tub you may want to fill it to have toilet flush water. (Again keep your small children and pets out of that room) pet gate is great for both. There are many more tips and you may google them or even watch you tube videos.
I for one don't like crawling in water and when temperatures are below freezing to repair pipes that could have been prevented from bursting. I have plenty of new homes that are waiting on me to finish. Thank you and I hope this may help y'all from getting a bad deal out of these cold days and nights. Do the bedtime check make sure you have the faucets at least one, with the pencil point stream.

Our first freeze of the season!!! Please Remove Your Water Hose From The Outside Faucets. Or you will be paying an expensive charge from the plumber and a restoration company for water damage, plus!!

Cold morning temperatures may create problems for frost proof hose bibs. It takes about 1 minute to unscrew that hose off. Or you may have costly repairs in the future.
