A customer told us recently that she almost didn't ask for a written estimate because she didn't want to seem difficult.

Asking for a written estimate is not difficult. It's just smart. And it's the bare minimum you should expect from anyone you let into your home with a wrench.

After 66 years serving the Treasure Valley, we've watched too many homeowners apologize for asking basic questions. So consider this your permission slip. You are allowed to expect all of the following, from us or from anyone else you hire:

A written price before any work begins. A clear explanation of what was diagnosed and why. A clean workspace when the job is done. No surprise upsells on parts you never asked about. A repair done right the first time. And a phone call before anything changes mid-job, not after.

None of that is picky. None of it is rude. That is what accountability looks like, and it should be the standard, not the exception.

Four Owners. One Legacy.

In 1960, a Christian couple decided to make their dream a reality and opened Dillon Plumbing & Welding in Nampa, Idaho.

Little did they know, that business would become a fixture in this community for the next 64 years.

James Lloyd Dillon learned welding while serving in World War II, then earned his journeyman card after the war.

Together with his wife Clara, he built the business from the ground up, with James calling on clients and Clara running the schedule and the books.

They later dropped the welding side and renamed it Dillon Plumbing, and James built a reputation as a hardworking Christian man whose work inspired his son, John, to learn the trade.

In 1983, John partnered with his father. The two worked side by side for years before James retired and John and his wife Myrna took full ownership.

Then tragedy hit. At just 43, John suffered a massive heart attack and passed away, leaving Myrna to run the company while raising two young children.

"I don't believe I'm supposed to shut the business down," she kept telling herself.

Within two weeks she hit her first obstacle: Idaho requires a licensed journeyman on staff. Myrna gave her most experienced journeyman a week off to study, he passed the test, and the requirement was met.

The road stayed hard, but she kept the doors open.

In 1993, Myrna printed 200 flyers about her intention to sell. She got one call, from a man named Tobi, who had known John and offered to help after he passed.

Their values matched. They met on a Saturday, and by Monday Tobi was the new owner.

At 33, Tobi figured he was probably out of his mind buying a business, but his father always told him that if he ever got the chance to buy an established one, he should take it.

The Dillon name carried weight, and locals were already loyal to it. Tobi weathered tight payrolls and the 2008 recession by leaning on the residential base when commercial work slowed.

In 2017, he began looking for the next steward.

That's where Brandon Wright came in, another faith-based man with strong values who saw what Dillon Plumbing had built. Today Brandon is bringing the company into the digital age while keeping that community spirit alive.

Your water heater gives you warnings before it quits. Most people miss all three.

Treasure Valley water runs hard, and hard water is rough on tanks. Sediment builds up at the bottom, the heating element works overtime, and the tank slowly wears out from the inside. The good news is your heater usually tells you it's struggling long before it floods the utility room.

Three signs to watch for:

1. Hot water runs out faster than it used to. Sediment is stealing tank capacity.
2. Rumbling or popping when it fires up. That's hardened sediment on the heating element, and it drives up your energy bill.
3. Water pooling around the base. If it's coming from the tank body itself, the tank has already failed from the inside. Shut off the cold inlet valve at the top and call a plumber before it ruptures.

First up: redoing the sewer and water lines to get everything ready for the next phase. Once that’s complete, we’ll move into the rough-in plumbing and keep bringing this project to life.

Seven words can change the whole conversation at your door.

The plumber finishes the inspection, turns toward the quote, and most homeowners go quiet. They nod along, half-listen, and sign something they don't fully understand.

Not you. Here's your line:

"Can you walk me through what you found before we talk price?"

That's it. One sentence. Completely reasonable. Any plumber worth trusting will be glad you asked.

It works because it connects the diagnosis to the number. You see the finding first, so the price actually makes sense before you agree to anything. Slightly nervy to say out loud, sure. Completely fair to hear.

A customer in Meridian asked us last week which water heater to buy. Our answer started with three questions, and none of them were about price.

Do you already have a gas line running to the unit? Where is the heater going to live? And how much hot water does your household actually burn through in a morning?

Those three answers matter more than any spec sheet. Gas water heaters are usually cheaper to run and recover faster, which makes them a strong fit for homes with existing gas service and a big hot-water appetite. But they need proper venting, and retrofitting that into a home without gas can wipe out the savings fast.

Electric units are simpler to install and don't need a gas line at all. If you have the right space for a heat-pump model, you can also qualify for utility rebates that take a real bite out of the upfront cost. They pull double duty in a garage or utility room with room to breathe.

Neither one is universally better. It comes down to your setup, your energy costs, and where the unit lives.
