Salt air doesn't just affect boats and beach homes. It reaches your attic ductwork too.

Coastal air carries salt and moisture, and attic ventilation moves that air past the plenums, collars, and connections your duct system depends on. Over time, metal fittings can show corrosion, seams and fasteners can deteriorate faster, and insulation can hold more moisture than it should. It only shows up during an inspection.

What an inspection looks for in coastal homes:

1. Corrosion on plenums, collars, takeoffs, and metal connections. Salt and humidity accelerate oxidation on exposed metal.
2. Seam and fastener condition. Deteriorated sealant or corroded screws are common leakage points near the coast.
3. Insulation and jacket condition. Damp, sagging, or compressed insulation loses its value and can invite condensation.
4. Moisture intrusion. Roof-line leaks, wind-driven rain, and coastal humidity all find their way into attics eventually.
5. The usual suspects too. Leaks, holes, poor connections, pests, and hot-attic routing matter just as much.

One thing that hasn't changed: there is no universal rule that every duct system must be replaced at exactly 20 years. Findings, not age, should drive the decision. Options range from duct cleaning and sanitizing, to sealing and repair, to insulation work, to replacing damaged sections, to full replacement when the findings warrant it.

Two reference points. ENERGY STAR notes ducts can lose about 20% of moving air through leaks, holes, and poor connections. Separately, DOE Building America guidance indicates outside duct leakage can commonly range from about 3% to over 20%, depending on the home and system. These are separate reference figures, not measurements of any specific home.

Downeast Air provides duct cleaning and sanitizing, duct sealing and repair, insulation work, damaged-section or full duct replacement, preventative maintenance, HVAC repair on all brands, and A/C replacement.

What are your attic ducts actually made of, and does the material change the recommendation?

Most homes use one of three duct materials. Flexible duct (flex) is a spring-wire core wrapped in insulation. Sheet metal is rigid, smooth-walled duct. Fiberglass duct board is rigid panels that form the duct itself, insulation included.

Each fails differently in a hot attic. Flex can sag, get crushed or kinked, and develop disconnected joints. Metal stays strong, but joints and seams still need sealing and the insulation wrap can deteriorate. Duct board can absorb moisture if it gets wet, so a past roof leak deserves a closer look.

Insulation matters too. Building America guidance indicates ducts in unconditioned attics are typically insulated to at least R-8 for supply runs and R-6 for returns. Compressed, torn, wet or missing insulation lets attic heat pour into the air you paid to cool.

A myth worth retiring: gray cloth-backed "duct tape" is not rated to hold up on duct seams long term. Industry guidance calls for mastic sealant or UL 181-listed tapes and mastics instead.

One thing that does not change with any material: there is no universal rule that every duct system must be replaced at exactly 20 years. The inspection findings guide the recommendation: leakage, holes or poor connections, insulation condition, moisture, pests, deterioration, and hot-attic routing.

For reference, ENERGY STAR notes ducts can lose about 20% of moving air through leaks, holes and poor connections. Separately, DOE Building America guidance indicates outside leakage can range from about 3% to over 20%, depending on the home and system. Variable reference figures, not measurements of any specific home.

Options depend on the findings: duct cleaning and sanitizing, sealing or repair, insulation work, replacing damaged sections, preventative maintenance, or full duct or system replacement when warranted. Downeast Air handles HVAC repair on all brands and A/C replacement.

What should you ask before signing a duct replacement quote?

A quote for new attic ductwork should come after an inspection, not after a guess about age. There is no universal rule that every duct system must be replaced at exactly 20 years, and the scope of the work should follow what the inspection actually finds.

Questions worth asking before you sign:

1. What did the inspection find? A written evaluation should cover leakage, holes or poor connections, insulation condition, moisture or condensation, pests, deterioration, hot-attic routing, and any comfort or weak-airflow issues.
2. Is the recommendation to replace everything, or only the damaged sections? Leaking joints can often be sealed, damaged runs repaired, and insulation addressed separately. Full replacement should be justified by the findings.
3. Which parts of the system stay? Supply and return ducts, plenums, and connections are evaluated as one system, and the quote should be clear about what is being replaced and what is not.
4. How is the work sequenced with the rest of the system? Duct condition affects the equipment it feeds, so repairs, sealing, insulation, or replacement should fit into a plan that also covers preventative maintenance, HVAC repair on all brands, and A/C replacement when needed.

For reference, ENERGY STAR notes ducts can lose about 20% of moving air through leaks, holes and poor connections. Separately, DOE Building America guidance indicates outside duct leakage can commonly range from about 3% to over 20%, depending on the home and system. These are separate reference figures, not measurements of any specific home.

Static pressure: the ductwork term most homeowners have never heard, but one that affects every room in the house.

Your air handler's blower is designed to push air against a certain amount of resistance. Restrictive or undersized ductwork increases that resistance, so the blower can't move the airflow it was designed to deliver. The result can be weak airflow at the registers, more noise, and rooms that never quite keep up. Residential systems are often rated around 0.5 inches of water column of total external static pressure, but many installed duct systems measure higher than that, which is why a professional measures rather than guesses. Filter condition, coil cleanliness, and duct design all factor in.

There's also no universal rule that every duct system must be replaced at exactly 20 years. An inspection should guide next steps, checking for leakage, holes or poor connections, insulation condition, moisture or condensation, pests, deterioration, weak airflow or comfort issues, and whether ducts run through a hot attic. ENERGY STAR notes that ducts can lose about 20% of moving air through leaks, holes and poor connections. Separately, DOE Building America guidance indicates outside duct leakage can range from about 3% to over 20%, depending on the home and system. These are variable reference figures, not measurements of any specific home.

Depending on what's found, options may include duct cleaning and sanitizing, sealing or repair, insulation, replacing damaged sections, preventative maintenance, or full duct or system replacement when warranted. Downeast Air provides HVAC repair on all brands and A/C replacement.

Beach days, salt air, and open windows: Southwest Florida living is hard to beat. But all that coastal air leaves its mark inside your home, too.

Salt, sand, and moisture ride in on the breeze, and once the doors and windows close up for the day, that "we just came back from the beach" stuffiness can settle in and circulate through your HVAC system.

That's where the PremierOne UV Air Purification System comes in. Installed right into your HVAC system, it works with the air already moving through your ducts: featuring a germicidal UV lamp, a dedicated control module, and an ozone/odor control unit to support cleaner, fresher indoor air throughout the whole home, not just one room.

To be clear: PremierOne is not a medical device, and it doesn't eliminate every contaminant or remove all pollutants. What it does is complement the routine care your system already gets, regular filter changes and maintenance, as one more layer in keeping your home's air fresh. And with a lifetime warranty, it's built to be a long-term part of your comfort setup.

Veteran owned, family owned since 2005, and BBB rated A+, Downeast Air proudly serves Naples, Marco Island, Fort Myers, Bonita Springs, Estero, and Cape Coral.

Bigger isn’t always better when it comes to A/C sizing. An oversized system can cool quickly and shut off before removing much humidity. That short cycling can make comfort less consistent.

Ductwork matters, too: leaks, poor connections and damaged insulation can affect airflow.
