Most roof damage doesn't start when the storm arrives. It starts with the small stuff that's been sitting up there since spring, and then a few hours of hard rain and wind find it. Before the next system moves toward Naples, here are a few things you can check:

▪️Clear your gutters and downspouts, so water has somewhere to go
▪️Look at the flashing around vents, valleys, and skylights for cracks or lifting
▪️Scan your attic for water stains, daylight, or a musty smell
▪️Trim back any limbs hanging near the roofline
▪️Take a few photos of your roof now, so you have a before picture if you ever need to file a claim

That last one saves people a lot of trouble later. If anything on the list looks off, or you'd rather not climb up there yourself, Black Flag Roofing will come out and take a look at no cost.

Sometimes it's the details you can't see that cause the biggest problems.

These photos are from a recent project at The Liana in Sarasota, where we corrected multiple leaking roof valleys. The cause was immediately apparent during our inspection: the original roof system was installed without valley metal.

Over time, water repeatedly traveled through these vulnerable areas, resulting in leaks throughout nearly every valley on the building.

This is now the second Liana community where we've encountered the same issue, which raises an important question: How many other buildings have hidden deficiencies that won't show themselves until years later?

Congratulations to our clients on their new home—and their new roof! There's nothing better than starting homeownership knowing one of the biggest investments on your property has already been taken care of.

Here's a tip we share with every homebuyer:

If the roof is nearing the end of its service life, don't overlook it during negotiations. A roof replacement is a major capital expense that can cost tens of thousands of dollars. Instead of accepting that future burden, negotiate the replacement cost into the purchase contract—whether that's through a price reduction, seller credit, or having the roof replaced before closing.

A quality home inspection and roofing inspection can save you from unexpected expenses after move-in.

In this case, our clients made the right move. They closed on their dream home and immediately upgraded to a new GAF Timberline HDZ roofing system, giving them years of protection, improved curb appeal, and greater peace of mind.

It doesn’t always have to be a hurricane.

Just about an hour ago, a severe thunderstorm moved through our area with wind gusts up to 60 MPH. The storm tracked from near Three Oaks to Bonita Springs, with the National Weather Service specifically warning of potential damage to roofs, siding, and trees.

This is something we talk about all the time. Everyone watches the tropics and prepares for hurricanes, but sometimes it’s the random Thursday evening storm that does the damage.

High gusts and sustained winds can lift roofing materials, damage flashing, loosen tiles, break seals, and expose weak points that may not start leaking immediately.

One of the weakest points on any roof is where something penetrates through it.

Goosenecks, off-ridge vents, pipe penetrations, and other rooftop components are all common areas where leaks develop. Many of these components are made from galvalume and, over time, can rust, deteriorate, or fail if they were not properly flashed and sealed from the beginning.

This is one of the most common issues we find when responding to leak calls for new customers.

The good news? Many of these problems can be caught before water ever makes it inside.

• Check roof penetrations annually
• Look for rust and deterioration
• Inspect flashing and sealant conditions
• Address small issues before they become interior leaks

Proactive roof maintenance matters. Get your roof checked yearly, take care of the small things, and give your roofing system the best chance to perform when you need it most.

Maintenance is always cheaper than water damage.
