Half this fun of the Airbnbs is furnising the spaces. Facebook Marketplace is such a great resource. I can't wait to get this piece all buffed up and see if I can get either the radio or record player working again. ❤️

Chris and I took some PTO days to hit all the high spots at Apikuni Cabin. We have a ways to go, but we're very excited about the transition.

However, we're torn on what color to paint the walls of the side porch.

You all did a great job picking the final color of the Goondocks. What are your thoughts on this porch?

We finally had the perfect weekend for outdoor work!

There was a lot we didn't get done on the Heli-pad last summer, so we split our time between the two houses. I feel confident now that the work we're doing will give it a decent enough cabin theme, so it's officially earned its intended name Apikuni Cabin.

Apikuni Cabin: I made some progress on prepping the the kitchen wall where the backsplash tile was removed and got started on painting the outside of the house.

We had planned on log cabin siding, but decided that adding that kind of weight to a 167 year-old foundation was a bad decision that could be easily avoided. Chris thought dark green would still give it a cabiny feel. It'll have dark brown trim and smoky red accents.

I started a material list for the front porch remodel, expanding it the full length of the house and out another few feet. I can't wait for it to be big enough to actually enjoy.

Sperry Chalet: Chris tackled the much-needed replacement door for the cellar entrance. Such a fun project, a huge improvement, and a relief to get that process checked off our list.

Whew. This one's been a doozy! We've been very busy emptying out the Chalet, and filling up a dumpster of flooring and other goodies.

I pulled out all of the flooring in every room except the laundry and bath rooms. Those two sit below the damaged portion of the roof and are still taking in water when it rains. We'll tackle those areas later.

We made the first $3.17 in profit on this house last weekend. What kind of carpet layer leaves that kind of cash under the carpet padding?

I started removing the kitchen cabinets tonight. Those bad boys were built long before compressed cardboard, but they just didn't make the cut.

I also installed a floor joist jack... right next to the really old one that no longer reaches the joist. I guess we weren't the first ones to recognize the house needed a little boost.

Once I get the top cabinets down, it'll be time to start assessing windows, painting, and picking out the flooring. Hopefully, things will really speed up then!

After a bit of a hiatus to take care of a pesky medical nuisance, we're back and ready for round four!

We closed today on what now gives us three adjacent properties in Nevada. Technically, we own a monopoly now, so I wanted to name this one "Marvin Gardens." Chris thought it definitely seemed more like the "Baltic" of the dark purple properties, though.

I then pitched "Compound W" (Chris's real name is William) and we promptly agreed to tap into our Glacier NP/Montana days again instead. Welcome to the Airbnb family, "Sperry Chalet!"

This was our first private sale, which was an interesting experience. This house was passed down through a single family for generations, so there was quite a bit of sentimental concern by the sellers. We're looking forward to getting her transitioned back to her former glory and letting new families make great memories in her.

We still have a ton of work to do on Apikuni Cabin, so we're gearing up for a very busy summer!

People ask us frequently "What's your business model?"

We typically answer with "Distressed house, distressed neighborhood, or distressed situation."

But sometimes, we choose a house because the height of the windows fits just us all just right.

Amateur tip: don't waste paint where the wood stove surround will go. It's not about saving money, it is simply motivation to get that project done!

Because the houses we buy have been abandoned for years, my least favorite part of this job is cleaning the kitchen, and prepping the surfaces to be safe for food handling.

There is always the cuboard covered in grease from the stove, mold in many places, and evidence in the drawers that creatures WERE stirring on Christmas eve, even a mouse. Eww.

But, then the new dishes arrive and all is right in the world again.

Andersen Windows ain't got nuthin' on Andersen Fences. We had a great weekend making tremendous progress on our first attempt at a fence. What makes working together so enjoyable is when one of us starts a question with "I wonder if..." the other says "Let's do it!"

Between the heat, supply chain issues, and trying to balance full-time jobs and life with this hobby, there hasn't been much to post in the way of project completion. We spent the whole four-day holiday weekend outside, focusing on the deck, fence, and firewood. Thank goodness for electrolyte drinks!

The fence is yet another "I have an idea; let's see if this works." project of mine. So far so good.

The deck is yet another "let's work with what we have this year and rebuild it in the spring." project of mine. So far, so...hmm... don't forget that the theme is "rustic." We removed the top boards and did what we could to level out the haphazardly leveled support boards. There's half-assing (my specialty) and then there's no-assing a project. Perhaps the deck was just original to the 1857 structure.

Chris built three amazing firewood holders and spent days with chainsaw to get us all stocked up for winter. I'm super excited about the wood burning stove, so I'm sure he'll be back at it by early January.

We know that the interior walls will be a ways down the road, so we decided to give them a coat of paint to get us by until then. In keeping with the cabin theme, we choose a color theme depicting outdoor mountain life... blue for the sky (living room) green for the forest (bedroom) and purple for the snow-covered mountaintops at sunset (kitchen).

The fridge arrived on Monday. It's starting to feel like a home!
