🔩 Standing Seam Metal Roof Maintenance Matters
Most people look at a metal roof and assume it’s maintenance-free. The truth is, even the best standing seam metal roof systems require periodic inspections to maximize their lifespan.
During our inspections, we commonly find:
✔️ Loose or deteriorated ridge cap sealant
✔️ Ridge cap overlaps that are too short, allowing wind-driven rain intrusion
✔️ Backed-out fasteners on trim and accessories
✔️ Failed neoprene washer screws around penetrations and flashings
✔️ Dried, cracked, or missing butyl tape at critical transitions
✔️ Separation at metal-to-metal joints caused by thermal expansion and contraction
The ridge cap is one of the most important components on a standing seam roof. When overlaps are improperly installed or sealants begin to fail, water can be pushed beneath the cap during heavy storms, leading to leaks that may not become visible until significant damage has already occurred.
A proper repair often includes:
🔹 Removing failed sealants
🔹 Inspecting ridge cap overlaps
🔹 Installing new butyl tape where required
🔹 Re-fastening loose components
🔹 Replacing failed screws and washers
🔹 Applying manufacturer-approved sealants
Routine maintenance can add years to the life of your roof and help prevent costly interior damage.
If your commercial or residential metal roof hasn’t been inspected recently, now is the time—especially before hurricane season and severe Texas storms arrive.
