First floor 6’ x 16’ addition. Other repairs to roofs, chimneys, and dormers along the way. Very satisfied with the outcome of this project. All work performed while staying in compliance with HAC, City of New Castle building department, and most importantly the adjoined neighboring residences. A fine example of a textbook resolve to a very serious issue that most of the buildings in Historic New Castle suffer from today. As you can see, once roofing materials were removed and sheathing/framing was exposed, there was evidence of superficial repairs that have been done to the roof, soffit, and gutter within the past 5 years or so without resolving the actual issue. A project like this is very time consuming and comes with great liability. Something like this could get to be very expensive depending on the extent of damage and resolve. This has become a problem because not all homeowners can afford to have a project such as this one to be done and done correctly. These no longer performing “built-in” gutters are the main factor for the delapidation of these antiquated historical residences and buildings within the city. They are incorporated into what gives these structures their historical integrity and the issue needs to be resolved. In most cases many people will buy a house in New Castle under the impression that the building has a new roof and that may be true, but without actually reconstructing the way the building sheds water, the problem will continue to exist.

Main Roofs

• Removed existing layers of
shingles/roofing materials down to original lathe.
• Repaired any damaged lathe and install new ½” (OSB) plywood sheathing material.
• Removed and replaced rake board with new 3/4” x 6” (Boral) material. (painted to match existing)
• Installed new drip edge and flashing materials.
• Installed new (tar-paper) sub straight and approximately 800 sq. ft. of (tamco heritage rustic slate metric asphalt) shingles.
• Installed new Insulation to 3rd floor.

Built-in pole gutter

• Removed all existing built-in pole gutter materials to original framing.
• Installed new framing, sheathed, and lined gutter using rubber (EPDM) roofing material
• Installed new 3” outlet and 4” downspout

Dormers

• Removed all existing siding from (2) dormers.
• Repaired any damaged/rotted framing materials.
• Installed new (Boral) German siding to (2) dormers.
• Painted all siding to match existing.
• Reconditioned existing sash and window jambs.
• Installed new triple trac storm windows.

Chimney/Wall

• Removed existing chimney down below roofline.
• Removed portion of decaying brick and cracked/damaged stucco.
• Replaced bricks with new and re-applied stucco.
• Re-built chimney using (DD53) bricks.

2nd floor rake board/soffit

• Removed remaining portion of existing rake board/facia material.
• Installed new 2x4 framing members to existing rotted off rafter ends in order to have new material to fasten to.
• Installed new rake-board, facia, and soffit materials.
• Re-constructed existing pole gutter and installed new 6” half round gutter and 4” outlet and downspout to alley side of house.
• Installed new drip edge and applied 6” rubber seam tape to existing torch-down roof.
• Installed wire lathe and applied stucco to remaining portion of exposed brick wall under new rake-board on back side of house.

Usually we find old hammers, screw drivers, or string lines buried behind walls, ceilings, etc. but rarely ever do we find something with a date on it. Found a couple of old newspapers from the year 1911 under the original layer of tin while tearing out a rotted/leaking no longer performing built-in gutter. Pretty cool to be the next guys in over 100 years to do a build on this historic home!

Cracked / bulging stucco usually leads to bigger issues. This job in particular had damage around 3rd floor attic vent all the way down to the bottom of a 2nd floor fixed Staind glass window. Removed all damaged stucco only to find rotted damaged sheathing and framing members. Over time, depending on how bad and how much framing damage there is, the affected area can begin to sag. This can cause major structural issues such as doorways and windows not operating, gaps beginning to form under baseboards, damaged drywall, and can even result in cracks, gaps , etc. in flooring materials due to the movement of rotted framing.

Removed all rotted/damaged sheathing. Cut and removed all damaged/rotted framing members and replaced with new. Replaced 3rd floor window unit. Rebuilt double paned storm window in front of 2nd floor (fixed) stained glass window. Replaced rake board and installed new drip edge. Added new 7/8 expansion joint to meet code. Installed new j-channel and wire lathe and applied stucco. Wall painted to match existing.
