Built in the 1800s. Rebuilt for today.

During demolition, we carefully salvaged the original brick from a late-1800s NYC townhouse instead of sending it to a landfill.

Each brick was cleaned, stacked, and transported to another one of our projects… where we’re giving it a second life.

The reclaimed brick is now being used throughout the backyard and on a newly constructed rear wall, bringing more than a century of character into brand-new construction.

Sometimes the best material for a new project has already been around for 100+ years.

Old brick. New purpose. Same city.

In a townhouse, space is unforgiving. Eight bathrooms. HVAC. Plumbing risers. Exhaust. Condensate. Boiler flues. Electrical. Elevator. Stairs.

Everything needs a path but none of it should compromise the architecture. That’s why the real work starts long before construction.

We coordinate the mechanical systems from the cellar to the roof, stacking risers and equipment through carefully planned zones so the spaces that matter — bedrooms, living areas, hallways — keep their ceiling height and proportions.

When it’s done right, you don’t notice any of it. You just notice that everything fits.

Manhattan’s average rent just hit an all-time high!

At the same time, NYC has frozen rents on rent-stabilized apartments.

So how can both be happening?

Because the “rent freeze” does not freeze market-rate rents. It applies specifically to rent-stabilized apartments while the costs of owning and operating those buildings continue to rise.

Property taxes aren’t frozen. Insurance isn’t frozen. Utilities aren’t frozen. Construction costs aren’t frozen. And financing certainly isn’t getting cheaper.

When renovating a vacant regulated apartment costs more than the economics of renting it can justify, owners have less incentive to put additional capital into that housing.

If we actually want more affordable housing, we need to talk about the cost of providing housing and not just the price landlords are allowed to charge for it.

Freezing one side of the equation while everything on the other side keeps increasing doesn’t solve the underlying problem.

Most people see a railing. I see the four steps underneath it that decide whether this building leaks in five years. Post, waterproofing, coping with a drip edge, then the railing... in that exact order, every time. The waterproofing is the one everybody skips, and it’s the only one that actually keeps water out. More work up front, but it’s why I don’t get the callback six months later. Follow along for more.

Luxury isn’t defined by using the most expensive materials, it’s defined by making the right decisions.

Most people assume solid wood crown molding is the premium choice. In reality, we selected high-density polyurethane because, when properly installed and glued, it’s far less prone to the seasonal movement that often causes cracks where the molding meets the ceiling.

But the material is only part of the story.

Just below the crown molding, we’re integrating a linear HVAC diffuser with carefully engineered spacing so the air distribution system visually disappears into the architecture. Every dimension is coordinated to create clean lines, balanced proportions, and a seamless finish throughout the home.

The best luxury homes don’t just look beautiful on day one. They stay that way for years.

Throughout this luxury Manhattan townhouse, we’re replacing traditional baseboards and door casings with a continuous ¼-inch architectural reveal. It creates a seamless, minimalist look, but achieving it requires an incredible amount of precision.

Every wall has to be perfectly straight. Every drywall joint and plaster finish must be flawless. Even the smallest imperfection will stand out once the reveal is installed.

This is the kind of detail most people will never notice, yet it’s one of the defining features of truly exceptional homes. Luxury isn’t about adding more. It’s about executing every detail with uncompromising precision.

Every floor tells the story of progress.

Building a reinforced concrete structure isn’t just about pouring concrete. It’s a carefully coordinated cycle of engineering, planning, and precision. Formwork is built, shoring supports thousands of pounds of wet concrete, the slab is poured and finished, then the entire system moves up to the next level.

On this project, we’re completing a new floor approximately every 3 to 4 days. While the upper levels continue rising, we’ll soon begin framing and roughing in the lower floors, allowing multiple phases of construction to happen simultaneously and keeping the project on schedule.

Today it’s a raw concrete structure. Before long, it will become beautifully crafted homes built to stand for generations.

Luxury construction begins long before the finishes go in.

Inside this 100+ year old Manhattan townhouse, we’re rebuilding the floor system from the inside out. Original wood framing is reinforced where possible, while new 10-inch light gauge steel joists span the full width of the home to support today’s engineering standards. Every joist is bridged, leveled, and installed with precision to create a stronger, quieter, and more solid structure.

Most people will never see this work once the walls are closed, but it’s the foundation of every luxury home we build. The finishes may get the attention, but the structure is what makes them last.
