Wine, skyline views, and solid conversations.

The International Institute of Building Enclosure Consultants put together a wine tasting event that delivered. Grecogres Porcelain and Frontek were on display. Anthony Margiotta from Gladiator Wine brought in high-end selections from Italy.

The room was full of architects, engineers & subcontractors. No sales pitches. Just people from across the industry connecting over good wine and better views of the city.

Events like this remind you why relationships matter in this business. The project referrals, the vendor intros, the "I know a guy" moments. They start in rooms like this.

Skilled construction workers in NYC are asking for more money. And they should be. The industry needs 349,000 new workers this year just to keep up with demand. Union and nonunion crews are both feeling the squeeze.

So what happens when contractors cut corners on labor?

- Rework from installation errors
- Failed inspections and DOB violations
- Schedule delays that compound carrying costs
- Callbacks that eat into your next project

The end user always pays. Either upfront for quality, or later for corrections.

Now, Mayor Mamdani has a plan to help.

The city will invest in a new program to provide cheaper property and liability insurance to landlords of affordable housing and rent-stabilized buildings.

It's a good first step. But is it enough?

For landlords trying to maintain aging buildings while keeping rents affordable, insurance has become one of the fastest-growing line items β€” and one of the hardest to control.

This program acknowledges the problem. That matters.

But the real question: Will it move the needle enough to keep building owners from walking away from rent-stabilized housing altogether?

I'll be watching closely to see the details.
