Great summer homes are designed around what happens outside them.

Perched above Long Island Sound, North Fork Bluff House was planned as a multigenerational summer retreat organized around a series of outdoor spaces for living, lounging, and playing — from the pool deck and outdoor dining areas to a rooftop terrace overlooking the water, which even includes a putting green and bocce court!

The architecture frames the view, but the goal was never just to look at it. The house creates ways to occupy and activate the landscape.

Millbrook Residence.

Designed for long views across meadows, horse pastures, and the Taconic Mountains beyond.

The house was organized to maintain a constant visual relationship to the landscape, with oversized minimal-frame glazing positioned throughout the residence to maximize sightlines and daylight.

A considered arrival sequence — from carport to entry — designed around clarity, circulation, and material continuity.

Front stair details: open treads, vertical walnut slats, a solid walnut handrail, and cable rail system integrated for code compliance. Landscape softens architectural rigor.

Located in the Northwest Woods of East Hampton, this MODERN MODULAR home was designed as a series of indoor and outdoor living spaces organized around privacy, light, and seasonal living.

Built as 10 prefabricated modules and set on site in two days, the project explores how modular construction can support highly custom residential architecture at the high end of the market.

MODERN MODULAR Cutchogue Bluff House — stone facade installation in progress.

The foundation level is out of the grade more than most and fully clad in natural stone veneer, creating a masonry plinth that grounds the house visually and materially.

The stone was selected carefully with the owners — warm and neutral, reflecting the sandy soil of the site and complementing the warm gray-beige cement board cladding on the modules, with black windows providing contrast.

It was a significant investment in both time and labor, but one that meaningfully strengthens the relationship between house and landscape.

Designed within a vernacular architectural framework appropriate to its context, the project uses modular construction to support efficiency.
