We are excited to announce that Lahaina Homes has been named a Finalist in the 2026 Architizer A+Awards in the Architecture + Prefab & Modular category!

Lahaina Homes provided rapidly delivered, dignified prefabricated houses that have redefined disaster relief housing while reconnecting residents to community and place.

In response to the devastating wildfires that displaced residents of Lahaina, Hawaii in 2023, Liv-Connected + DXA studio teamed up with Dynamic Construction Group, Fading West, and Guerdon to provide temporary housing for those in need. Using modular, off-site fabrication and flexible site planning, the homes balance delivery speed with high-quality design.

Recognized by FEMA as a new benchmark, this approach demonstrates a scalable, human-centered model for disaster response-reducing waste, cost, and time while uplifting communities in crisis.

A closer look at the amenity spaces at Maison 78

Traditional details are implemented through a contemporary lens. Amenity floors layer paneled parlors and wainscoting with wide arched bronze portals that mark transitions between grand rooms. Soft velvets and sculpted rugs sit against stone wainscot, marble fireplaces, and ribbed glass to create depth and warmth. Custom GFRG light coves recall early 20th-century plaster workmanship, elevating illumination from background utility to crafted object.

Maison 78 sits at the intersection of 1st Avenue and 78th Street on Manhattan’s Upper East Side. This high-end residential development, located on a 100’ x 100’ site, rises 34 stories and includes approximately 150 rental units.

designed the kitchens, baths, and 10,000 SF of amenities across the building — drawing inspiration from the neighborhood’s historic townhomes and stately residences. Warm palettes of bronze, oak, stone, and bronzed glass define the public interiors.

The elegant lobby features stone and bronze details, with integrated lighting at stone columns, the feature wall, and custom ceiling coves. These elements — along with a custom stone reception desk — establish a vocabulary of curves and arches that is echoed throughout the public corridors and amenity spaces. The lobby also features a series of commissioned artworks by Annie Norbeck.

The amenity program includes:
▪️A below-grade gym, yoga room, children’s playroom, pet spa, and leasing office
▪️ A 16th-floor coworking lounge, dining + kitchen space, billiards room, and library — with panoramic city views
▪️ A 34th-floor lounge and outdoor terrace, perfect for sunset gatherings

A closer look inside our restoration of 120 Mercer Street.

Originally designed with Broadway as its public face, the building’s relationship with Mercer Street has been redefined. By lowering the retail floor five feet, the section reveals how we reconnected the interior to Mercer — transforming what was once a back side into a vibrant public face.

21 Garden Street is a newly constructed 8-story residential building located in the Bushwick neighborhood of Brooklyn, New York.

The project features a 22-foot-long cantilever overhang at the two penthouse levels, retaining air rights from the neighboring lots. The light limestone-colored fiber cement rainscreen system unifies this intriguing mass by giving it a monolithic masonry look. The windows are slightly angled toward a southern orientation to enhance lighting conditions throughout the day. With brass-colored window frames and the dynamic depth of the shadows, the building brings a unique texture to this industrial neighborhood.

Our restoration of 120 Mercer Street reorients a historic SoHo building toward a new future while honoring its past.

Originally designed with Broadway as its public face and Mercer Street as the back, we lowered the retail floor five feet to reconnect the space to Mercer — now a thriving retail corridor.

After investigating and surveying the historic facade conditions, we worked meticulously to restore the cast iron façade, replacing non-historical elements with newly cast pieces, and enlarging the glazing to bring light and life back to the storefront.

The building’s ten-foot canopy, a defining street-level feature, was thoughtfully reconstructed with new structural components that matched the historic profiles and assemblies. Its covering material was reimagined with a contemporary yet considerate gesture: a translucent corrugated resin panel that matches the historic profile while softly filtering daylight onto the streetscape.

This is what we love about working on .landmarks buildings — every project is a chance to uncover and celebrate a hidden layer of the city’s architectural history.

On August 6, 2023, Lahaina experienced a devastating wildfire that claimed the lives of 102 people and left over 7,000 people homeless. The fire resulted from the confluence of climate change, environmentally insensitive development, poor stewardship of resources, and a lack of preparedness. This tragedy called for a considered response that could serve as an example in responding to future disasters. The Lahaina home was selected for the majority of relief housing for the Kilohana site, just north of the “burn zone.” Purposeful in its dedication to well-being and to providing a dignified and generous response to the trauma and loss of survivors, the Lahaina home is a departure from the trailers that have been deployed post-disaster over the last several decades. Healing calls for a home, not a trailer, and the grouped site offered an opportunity to rebuild community.
