As part of our renovation of this Lower Manhattan townhouse, the kitchen design aimed to provide modern comforts while preserving the integrity of the historic home.

A central element was the careful restoration of the original bread oven, preserving a rare architectural feature and reintegrating it into the daily life of the house. It became the anchor the kitchen—connecting past use with present function.

Equally transformative was the decision to open the rear wall to the garden with a full-width steel window unit, allowing light, views, and landscape to become part of the kitchen. This strengthens the relationship between interior and exterior, creating a space that supports gathering, connections, and family life throughout the day.

The result is a space shaped by continuity—where historic fabric, contemporary living, and the nature work together as one.

For this Lower Manhattan townhouse, we carved an entirely new cellar level to house a hammam-style spa—sauna, cold plunge, and a quiet wellness sanctuary hidden below street level.

Grateful to see the project on the cover of Architectural Digest and now featured in AD PRO’s 2026 Interior Design Forecast for its focus on wellness upgrades.⠀

“In New York City, architect David Mansfield excavated an entirely new basement… creating a hidden wellness sanctuary below street level.”

This is a special one 💚 We loved having the opportunity to work on the historic preservation of this Lower Manhattan federal townhouse, creating a gorgeous home for a wonderful client, and working alongside such a talented team.

We meticulously restored almost every inch of the townhouse to create an “invisible” modernization of this historic home.

In parallel, we worked to bring light into spaces - including the library, artisanal kitchen, and designing sculptural skylights in the main staircase and bathrooms.

The west-facing, rear facade of our new Sagaponack home is the ideal place to enjoy a refreshing sundowner, outdoor meal, or a tranquil evening. Featuring a custom infinity pool and hot tub, indoor-outdoor living areas, access to private terraces and a pool house, our design cleverly maximizes oceanfront views of nearby Sagg Main Beach from all floors and angles.

We designed the interiors of our newest Sagaponack home using natural elements, including smooth plaster walls, cerused woodwork and elegant stone slabs to create a timeless and elevated living experience. These spaces allow for entertaining with a view - capturing panoramic scenes of adjacent wetlands.

Welcome home 🏡 Our newest Sagaponack project has just broken ground. The design is a fresh interpretation of a classic “romantic modernist” Hamptons property, crafted for one of our longtime collaborators and his family. Set adjacent to protected wetlands and prioritizing oceanfront views, we’ve designed a home at one with its prized location - featuring gray akoya siding, a series of outdoor terraces, and a sophisticated volumetric layout.

As seen from the front facade, the property appears to float over grasses and natural plantings through gentle berms, a second floor setback that creates both depth and privacy, and deep window recesses that house planted terraces for added natural integration.
