The insurance adjuster on this loss provided the property owners with an allowance to repair this floor after a water damage caused by a faulty ice maker line. The property owners hired our services to assist them in drying the floor so it could be later repaired. Upon doing our initial inspection, we determined that his floor was NOT salvageable and advised to remove it as it was installed on a concrete slab.
The property owner was somewhat doubtful as this was not initially recommended by her insurance adjuster, however she trusted our judgement and allowed us to remove the floor.
She was glad we did! During a controlled environment demolition, we found active moisture content in the floor's underlayment, along with trapped standing water in between concrete slab and moisture barrier. Additionally, we found early stages of visible mold growth.
Although our priority as professional property damage restorers is to mitigate with the least extend of demolition, it is crucial to know when drying in place is not an option.
