Opened up the coping stone joints on this project and got a positive asbestos test back.

Pre 1987 materials in New York buildings carry real risk. Before any restoration work disturbs them, testing is required. If it comes back positive, abatement has to happen before a single tool touches the facade.

Inspector. Samples. Lab results. ACP 5 filing. In that order.

Not optional. Not something to work around. A serious health and compliance requirement that gets planned upfront.

This is part of what restoration in New York actually involves.

The buildings in NYC move constantly... even when the Knicks aren't winning!

High rise panels don't fail because of bad materials. They fail because someone used the wrong fastener and nobody caught it.

Same building. Same system. Different screw. That's all it took.

On a high rise, a loose or failing panel isn't just a maintenance issue. It's a safety issue. Everything has to be made secure before anything else gets addressed.

Matching the original spec isn't optional. It's the baseline.

Got a panel system showing early signs of failure? DM us before it escalates.

Handoff day. Heading to the site to walk the client through everything personally.

The job took longer than planned. That happens. What matters is showing up at the end, walking through every detail, and making sure what was promised was delivered.

Not sending a report. Not a phone call. Showing up.

That's what it looks like when leadership stays involved through the final walkthrough.

Clients should feel taken care of, not handed off.

1,000 linear feet of sidewalk shed. All ours.

No third party vendor. No separate invoices. No chasing another company's insurance certificates.

We own our scaffold and shed fleet, which means one point of contact for the entire project. Fewer moving parts, tighter coordination, cleaner site.

That's what self sufficiency looks like on a New York job site.

The wrong screw can fail an entire panel system.

That's not an exaggeration. That's what we found on this building. Correct rivets in most areas. Then one replacement done with the wrong fastener for the system. Panels starting to fail.

Knowing the material isn't enough. Knowing how to install it correctly is what protects the building long term.

Proper training, right components, right sequence. Every time.

In New York, your neighbors are part of the project whether they signed up for it or not.

Legal clearances. Permits. Protection on both sides. And sometimes a neighbor directly behind you with barely any clearance.

Checking every box before mobilizing isn't slow. It's what makes the actual construction move fast.

By the time we break ground, everything is already ready.

Complex site with tight neighbor access? DM us the scope.

The message no building owner wants to receive: "We found something."

That message usually means one thing. Something was missed earlier and now it's affecting the timeline, scope, and cost.

In restoration work, unknown conditions are part of the process. But the difference is how early you identify the risk.

We spend time upfront evaluating buildings, looking at details, and understanding where problems are likely to exist before crews mobilize.

With our roofing projects, we offer inspections every six months to catch small leaks and issues before they turn into major scope additions.

The better you prepare, the fewer surprise emails you get.

If Avarga were a TV show, the title options are in.

How I Met Your Inspector: Season 4, Still Waiting.

The Real Contractors of New York.

Tool Construction.

Everybody Loves Hansel.

Game of Permits.

The drama. The delays. The paperwork. The plot twists no one asked for.

NYC construction has all the makings of prestige television. Except the timelines are real and the inspections actually matter.

Which title gets your vote? Comment below.

You're not just paying for labor and materials. That's the visible part. The tangible part.

But projects don't succeed or fail there. They succeed or fail in the decisions made early.

What scope gets defined. What risks get identified upfront. Whether value engineering solutions exist before the contract is signed.

One wrong decision at the beginning creates problems that show up years later. Instead of a high rise protected for decades, you get a facade or roof that fails in months and another major cost hits the capital budget.

What you're really paying for is experience. Knowing what to look for and what to avoid before it becomes a change order.

Want a team that plans for decades, not just completion? DM us your project scope.
