The other day we were checking out a house for sale. The Real Estate Agent had said that their roofer had already checked out the roof and that there was at least 10 years life left to it. Upon some suspicion drawn from what was visible from the ground, A request was made to go on the roof to inspect it personally. This request was Denied, Understandably so... Simply due to the nature of roofing. Liability becomes an issue for uninsured dangers. We called Dave, Our Licensed Part 107 Drone Pilot to do a flyover and check to see what he could see from his drone. Upon completion of his flight mission, He was able to see Damages and report them back to the Real Estate Agent and the Company. He had tried to show the Real estate agent the photos of what was wrong with the roof. However she declined, and said that the 10 years she previously claimed, only needed 1 year to pass after sale and that she does not care.
Along with an Extensive list of Damages found on the roof, The cap shingles were only replaced on the front of the house that you can see from the ground. On the back of the house, The cap shinlges were fully deteriorated, chipped away, and exposed. Manipulating the look that the roof is ok.
At what point do you Fix this?
A) In 10 years?
B) The day the light fixtures in your kitchen turn into luxurious waterfall faucets?
C) When you notice the water stain on the wall at an $8,000 uninsured interior repair on top of a full roof replacement?
