Hiring a slate roof repair contractor? Ask them these questions first.
Not every roofer has experience with slate, and the wrong contractor can cause more damage than the storm did.
Before you sign anything, make sure they can answer these without skipping a beat:
❓ What type of slate is on my roof?
Hard slate and soft slate have very different lifespans and repair approaches. A true expert can tell the difference at a glance.
❓ Can you source matching slate?
Mismatched slate sticks out — and affects more than just curb appeal. An experienced contractor knows where to find the right material.
❓ Will you replace only the damaged pieces, or the whole roof?
Spot repair is often the smarter choice with slate. Be cautious of anyone pushing a full replacement without a solid reason.
❓ How will you protect the surrounding slates during repair?
Walking on slate incorrectly breaks tiles that weren’t even damaged. Ask about their process.
❓ How long have you been working with slate specifically?
General roofing experience isn’t the same. Slate is a specialty. Treat it that way.
At Stevens Roofing, we’ve been working with slate since 1946. These aren’t trick questions for us — they’re Tuesday.

At some point, repairing a slate roof stops making sense. Here's how to know when you've reached that point. 🏠

Slate is one of the longest-lasting roofing materials in the world, but even the best roof has a tipping point. In the slate roofing industry, that tipping point has a name: the 20% rule.

Here's what it means: when 20% or more of your slate tiles are cracked, broken, slipping, or missing, the cost and effort of ongoing repairs will likely outpace the value you're getting from them. At that threshold, a full slate roof replacement is usually the smarter, more cost-effective path forward.

Why does 20% matter?

Think of it this way — slate tiles don't fail in isolation. When a significant portion of your roof starts showing wear, it's usually a sign that the system as a whole is aging. Continuing to patch individual tiles can lead to repeated labor costs, recurring leaks, and a roof that never quite performs as it should.

What to look for:
🔹 Multiple cracked or broken tiles in different areas of the roof
🔹 Tiles that are slipping out of position
🔹 Granule or mineral loss on the tile surface
🔹 Recurring leaks even after repairs have been made
🔹 Visible wear on the fasteners or underlayment

One important note: the 20% rule is a guideline, not a hard verdict. A qualified slate roofing specialist should always evaluate your specific roof because the age of the slate, the quality of the original installation, and the condition of your flashing and underlayment all factor into the decision.

At Stevens Roofing, we give homeowners an honest assessment — not a sales pitch. If your roof can be repaired, we'll let you know. If replacement makes more sense, we'll explain exactly why.

We've been helping Virginia homeowners make that call since 1946, and we take that responsibility seriously.

Virginia has its own slate—and it's among the best in the country. 🏛️

Buckingham Slate has been quarried in Arvonia, VA, since 1867. It's locally sourced, built to last 150+ years, and trusted by some of the nation's most respected institutions.

At Stevens Roofing, it's what we use — because when you're investing in slate roofing, the material matters as much as the craftsmanship.
🔹 Low water absorption rate
🔹 Natural luster that lasts for generations
🔹 The only genuine source of true Buckingham Slate in the country

We source it locally and install it right — backed by nearly 80 years of experience right here in Virginia.

Not every roofer should touch a slate roof. 🏚️

Slate is incredibly durable — but one wrong move can crack tiles that have lasted over a century. Here's what separates a true slate specialist from the rest:
✅ Experience with historic roofing materials

✅ Proper tools made specifically for slate work
✅ A real track record on older, historic properties

Your slate roof isn't leaking because of the slate. 👀

Nine times out of ten, the real culprit is the flashing — the metal trim around your chimney, valleys, and dormers. It wears out decades before your slate does.

The good news? A targeted historic roof-leak repair can fix the problem without affecting your original slate.

We've been restoring historic roofs across Norfolk and Hampton Roads since 1946. We know the difference between a roof that needs a repair and one that needs a replacement — and we'll always tell you the truth.

Some things can't be learned from a manual.

Knowing how a 90-year-old slate roof behaves differently from one installed 30 years ago. Recognizing which fastener materials were standard in different decades, and what that means for a repair today. Understanding how Virginia's coastal climate has worked on a particular roof system over generations.

That kind of knowledge is built over time — a long time.

Stevens Roofing Corporation was founded in 1946 by Karl Stevens. His son Karl Jr. carried the business forward for over 40 years. In 2013, son-in-law Nicholas Price took the helm, bringing the company into its third generation of family ownership and the same commitment to quality that started nearly 80 years ago.

We've worked on slate roofs that were old when our company was young. We've seen how these roofing systems age, how they respond to well-executed repairs, and what happens when they're not treated with the care they deserve.

Our history isn’t just something we’re proud of—it’s something our clients' roofs benefit from directly.
If you own a home with a slate roof in Virginia, we'd be glad to put that experience to work for you.

A quick glance from the ground can tell you a lot about your slate roof — but not everything.

Most homeowners know to look for visibly cracked or missing tiles. What's harder to spot from street level are the issues that tend to cause the most damage over time.

Here's what's easy to overlook:
🔍 Flashing failure — The metal flashing around your chimney, skylights, and roof valleys is often the first component to fail on a slate roof. It can begin pulling away or corroding long before any visible tile damage appears. If your roof is leaking, flashing is frequently the culprit, not the slate itself.
🔍 Fastener corrosion — The nails and fasteners holding slate tiles in place have a shorter lifespan than the tiles themselves. Corroded fasteners can cause tiles to slip or shift without any visible surface cracking.
🔍 Debris in the valleys — Leaves and organic material that settle in roof valleys trap moisture against the slate and underlayment. Over time, that moisture seeps into the roofing system.
🔍 Attic-side indicators — Some of the clearest signs of slate roof wear, including powdering on the underside of tiles, are only visible from inside the attic, not from the ground.

This is why professional inspections matter. A specialist knows where to look and how to look without causing additional damage.

Stevens Roofing has served Virginia homeowners with slate roofs since 1946. If it's been a while since your roof was professionally evaluated, spring is a good time to have it assessed again.

Spring is the ideal season to have your slate roof professionally inspected.
Here's why timing matters:
Winter puts a lot of stress on every roofing system. Freeze-thaw cycles can shift flashing, loosen fasteners, and work existing cracks in slate tiles into something more serious. By spring, those effects are visible to a trained inspector but small enough to address before they become costly problems.

If you wait until you see a leak or notice water damage, the problem is already severe and expensive. Act before costly trouble starts.
A professional slate roof inspection looks at:
✔️ Individual tile condition: cracks, slippage, and missing pieces
✔️ Flashing integrity around chimneys, valleys, and penetrations
✔️ Fastener and nail corrosion
✔️ Underlayment and decking condition where visible
✔️ Gutter function and drainage away from the roofline
✔️ Moss, algae, or debris buildup

Stevens Roofing has been inspecting and maintaining slate roofs across Virginia for nearly 80 years. We know what a healthy slate roof looks like and what the early warning signs look like, too.

Protect your slate roof this spring—don't wait for a problem to find you. Contact us now by phone or request your professional inspection online. Take the first step to avoid costly repairs; call today!

Most roofing materials follow a fairly predictable maintenance routine. Slate does not. That's actually a good thing.
Unlike asphalt shingles, which degrade steadily and need replacing every 20–30 years, a well-maintained slate roof can last well over a century. But that longevity comes with a condition: slate requires a specialist who understands what to look for, what to leave alone, and what genuinely needs attention.
Here's what makes slate roof maintenance different:
🔹 The tiles outlast almost everything else on the roof. Flashing and fasteners fail long before the slate itself does. A trained eye knows where to look first.
🔹 Walking on a slate roof incorrectly causes damage. Inspections require a roofer who knows how to move across the surface without cracking tiles — a skill that takes real experience to develop.
🔹 Replacement slate must match. When a tile does need replacing, sourcing slate that matches the color, texture, and thickness of a roof that may be 50 or 100 years old is a precision task. Not something a generalist contractor can easily manage.
🔹 Moss and algae behave differently on slate. Because slate is a natural stone, biological growth can interact with its surface in ways that require careful treatment. The wrong cleaning approach can do more harm than the moss itself.
At Stevens Roofing, we've been working with slate roofs across Virginia since 1946. Three generations of our family have learned this material from the inside out, and we bring that depth of knowledge to every inspection and maintenance visit.
If your home has a slate roof, it deserves the attention of someone who truly knows it.
