Many of you might be going through this for the first time.
I'm gonna lay it out straight for all my friends & neighbors.
1. The best deal your gonna get is what the insurance gives you less your deductible. If you find the right contractor. The insurance holds back the depreciation (usually at least a couple thousand) until its finished & you submit the final bill. They do this to keep you from pocketing any difference in payout vs. cost.
2. Your contractor should give you an estimate like there was no insurance. Not sign a contract and we'll go off the insurance summary. Usually shows they don't know how to bid it correctly. Or are just trying to get as much as possible.
3. If you owe on your house the mortgage company will probably be a payee on the check. Has to be signed by them.
4. Most adjuster inspections are happening over zoom. I know, weird right!
5. You have one yr to get the repairs done.
6. Your rates are going up even if you don't file a claim. Rates are determined by zipcode.
Here is fair market rates most won't tell you up front.
I charge $235 per square (100 sqft.) for 3tab(brick patern shingles) 1 layer off & back on.
Most 3 bed 2 baths roofs in Norman are about 25 square (2500 sqft.) Average is $5,875.
$255 per square (100 sqft) for dimensional shingles ( wood shake look) 1 layer off & back on.
Most 3 bed 2 baths roofs in Norman are about 25 square (2500 sqft.) Average is $6375.
Gutters: $6 per liner ft. off and on.
Vinyl siding: $5.15 per sqft. off and on.
Fascia paint: $1.50 per ft.
It's not everything, but it's the common things.
I believe you treat your friend's and neighbor's business with appreciation & transparency. Not try to get the most out of them you can.
