A new eight-story mixed-use office and retail building designed by Snøhetta, in partnership with CUBE 3, is to rise in the Miami Design District.
Conceived as a new focal point within the district, Sweetbird North is defined by a series of layered, "veiled" volumes that shift between transparency and opacity. A finely calibrated mesh façade filters light while revealing glimpses of interior activity and planted terraces, creating a dynamic interplay between openness and enclosure. As daylight changes, the façade transforms, giving the building a luminous, ever-evolving presence.
Developed by Miami Design District Associates (MDDA) in partnership with Raycliff Capital, the project will span approximately 120,500 square feet on a 17,000-square-foot site, bringing together retail, workplace, and design-forward public space in a distinctive new architectural form.
Approximately 22,500 square feet of retail space will activate the ground and second floors, while more than 92,000 square feet of flexible office space will occupy levels three through eight, designed to support creative, luxury, and cultural industries.
Snøhetta will serve as Design Architect and CUBE 3 is the Architect of Record. Construction is expected to begin in August 2026, with completion anticipated in early 2028.
