If you're ever worried that our team in Miami isn't having any fun outside of the office, think again. Some of our team recently got hands-on with the art of Neapolitan pizza-making at Pummarola, learning how to make dough, stretch and top their pizzas, and, most importantly, enjoy the results.

Please help us give a warm welcome to Kate Fisher, who very recently joined CUBE 3 as our new graphic designer in our North Andover headquarters.

Kate brings a strong background in graphic design and marketing, with experience in the lighting and construction industries. She holds degrees in graphic design and art history from Keene State College and is excited to bring her creative experiences to the architect and design world.

The Modera Allston has been awarded Phius Design Certification. Located in Lower Allston MA near the Charles River Reservation, Modera Allston will be a contemporary midrise community designed with both resident experience and building performance in mind.

The community will offer 240 studio, one-, two- and three-bedroom homes, including select den layouts and private patios or balconies. Residents will also have access to a range of thoughtfully designed amenities, including a rooftop deck, landscaped courtyards, coworking spaces, a fitness studio, pet spa and a speakeasy-inspired lounge with a sports simulator.

Behind the resident experience is an equally important focus on sustainability. Modera Allston is also designed to comply with Passive House standards and is LEED Gold Certifiable, reflecting a commitment to energy efficiency, performance, and long-term building quality.

We’re proud to partner with Mill Creek Residential to see this project recognized with Phius Design Certification and look forward to seeing Modera Allston add even more vitality to this unique neighborhood.

Please help us give a warm welcome to Alejandro Matos Fermin, our newest Senior Project Manager in the CUBE 3 Miami office!

A graduate of UNPHU University in Santo Domingo, Dominican Republic, where he began his career, Alejandro practiced architecture in Puerto Rico for six years before continuing his career in Miami, where he has spent the past 12 years. His experience spans architecture and project management across residential, retail, mixed-use, and hospitality projects, with a recent focus on large-scale hospitality resorts and branded residences throughout the Caribbean and Mexico. Alejandro is passionate about bringing teams together around a shared goal and believes project management offers a unique opportunity to make a positive impact on people and the environments in which we work.

We’re excited to welcome Alejandro to CUBE 3 and look forward to the experience and perspective he’ll bring to our Miami team!

Congratulations to Keith Boyle, Philippa Middleton, and Kim Hall who spent last weekend completing their 10th Pan-Mass Challenge! The dedication this team shows, year after year, training and fundraising for Dana-Farber Cancer Institute. This year the trio joined over 6,600 riders together to cycle 162 miles across Massachusetts and cross the finish line in Provincetown MA. Two days filled with grit, emotion, and positive energy.

Combined the CUBE 3 team have raised over $340,000 for DFCI in the 10 years they have been riding in the PMC. We could not be more proud!

An amazing benefit of the Pan-Mass Challenge is that 100% of all rider-raised donations go directly to cancer research and treatment.

Last week, Lynda O'Connor and Matt Bluette teamed up with Rebecca Jablonowski, VP at CSL Consulting, and Heather Giampietro, Director of Capital Projects and Facilities at Brown University Health, for the 23rd annual IIDA New England Croquet Tournament at the International Tennis Hall of Fame in Newport, Rhode Island.

Despite the rain, the team dominated the opening round before Matt and Rebecca led the charge into the championship match—winning the tournament! Congratulations, Matt! You've finally found your sport and are now a reigning IIDA croquet champion! 🏆🥇🍾

A big thank you to our local design community and industry partners for coming together for a fun (and competitive!) day while raising much-needed funds for the IIDA New England Student Scholarship.

A new eight-story mixed-use office and retail building designed by Snøhetta, in partnership with CUBE 3, is to rise in the Miami Design District.

Conceived as a new focal point within the district, Sweetbird North is defined by a series of layered, "veiled" volumes that shift between transparency and opacity. A finely calibrated mesh façade filters light while revealing glimpses of interior activity and planted terraces, creating a dynamic interplay between openness and enclosure. As daylight changes, the façade transforms, giving the building a luminous, ever-evolving presence.

Developed by Miami Design District Associates (MDDA) in partnership with Raycliff Capital, the project will span approximately 120,500 square feet on a 17,000-square-foot site, bringing together retail, workplace, and design-forward public space in a distinctive new architectural form.

Approximately 22,500 square feet of retail space will activate the ground and second floors, while more than 92,000 square feet of flexible office space will occupy levels three through eight, designed to support creative, luxury, and cultural industries.

Snøhetta will serve as Design Architect and CUBE 3 is the Architect of Record. Construction is expected to begin in August 2026, with completion anticipated in early 2028.
