Let’s hear it for this Secondary Condensate Drain Line! Failure at primary line leaked water directly into the safety pan. Secondary drain line directed standing water from the pan to the exterior without any staining or water damage on the interior. This is why engineers build redundancy into various home systems.

Window leaks discovered in an historic Charleston home inspected recently. Look carefully to see the faint “puddles” around the darker, obviously wet areas. Water leaks often cause a round shaped temperature anomaly that looks different than air leaks and typical heat loss via thermal bridging at framing members. Moisture meter confirmed walls were wet exactly where thermal imager told me to test.

Radiant heating is a great way to feel warmer in your space. Classic furnaces heat homes via convection by moving hot air but heated floors use radiation to transfer heat through building materials. Both floors in these thermal images had electric heat strips installed underneath tile (kitchen and bathroom) but sometimes radiant heating systems utilize water to heat spaces by circulating hot water through pipes directly under the floor surface. Thermal imagers can easily track down defects in heated floor systems or simply illustrate how effective they can be.

Ever see those little black dots on exterior siding? Look closer—those might be tiny mushrooms! Fruiting bodies of wood destroying fungi like this could be just the tip of the iceberg. The mycelia, or root structure, of some fungi thrives behind damp siding and can stretch for great distances inside a wall assembly. Be sure to look at shaded areas and north facing walls carefully when evaluating a property. Thermal capacitance in action! When the weather yo-yos between hot and cold like this our infrared cameras capture impressive images of scientific phenomena. Thermal capacitance describes the ability of a material to store energy as heat. These images of cans, bottles and jugs on garage shelving was taken on the morning a cold front rolled in after high temperatures the day before. These paints, cleaners and other liquids stored heat from the day before longer than the plastic and metal containers did! Metal cans are trickier but infrared allows you to clearly see the level of liquids in each plastic container!

First time I’ve ever seen a sprinkler watering a crawlspace! Corrosion and blockages were so bad inside this old copper and cast iron drain system that drain pipes were pressurized enough to shoot water out of 20 pinhole leaks in this copper waste line. What you see here happened every time they flushed this toilet.
Sewer scope inspection was recommended, and it is highly likely that a full system replacement followed.

Great example of how insulation and ventilation are two sides of the same coin. This floor/ceiling does not require insulation because conditioned space is above and below, but missing air seals in opposite attic spaces allowed unconditioned air to flow through a few joist bays. We observed a 16 foot wide channel of cold air circulating from one attic space to the other, sucking heat (AKA energy, AKA money) right out of the center of this 5 year old house. Builder missed this air sealing detail years ago and sellers were surprised by the defect they had been living with. Simple correction below attic walls fixed it all.

It’s amazing how often we see this. Some tradesmen will simply cut through truss webs and remove integral elements of roof structure to accommodate HVAC equipment, water heaters, etc…. Swipe right to see how an engineer drew up repairs for the same defect in a different attic. 1” plywood gussets on both sides with structural screws every 3”.
