Project Spotlight: REVO Pool & Amenity Deck Improvements

Kennedy Richter Construction was engaged to investigate and repair water intrusion issues impacting the elevated pool and amenity deck at REVO Apartments, now known as Griffis Platinum Triangle.
 
The project began with destructive testing and forensic investigations to identify the source of ongoing water leaks originating from the third-floor courtyard amenity space and pool vault areas. Working alongside architects and engineers, KRC developed and executed a comprehensive repair program for two pools, a spa, and associated amenity deck systems.
 
Scope of Work:
• Destructive testing and forensic water intrusion investigations
• Structural pool demolition and reconstruction
• Bond beam, coping stone, tile, and plaster removal and replacement
• Full interior pool rebuilds due to deteriorated Gunite conditions
• Pool vault waterproofing and drainage system repairs
• Drain body assembly replacement and waterproofing restoration
• Pool equipment diagnostics, maintenance, and upgrades
• Chemical controller calibration and water quality system optimization
• Filter system improvements and media replacement
• Pool plaster restoration and polishing
• Amenity deck waterproofing and flashing repairs
• Pool lighting and exterior amenity lighting upgrades
• Shower pedestal repairs and deck finish restoration
• Health Department compliance upgrades
 
As demolition progressed, extensive hidden deterioration was discovered throughout three pools, requiring the project scope to expand from localized repairs to complete interior pool reconstruction. KRC collaborated closely with ownership and consultants to develop solutions that addressed both the underlying causes of the failures and long-term system performance.
 
From forensic investigations and waterproofing repairs to complete pool reconstruction and code compliance upgrades, this project demonstrates KRC’s ability to manage complex restoration challenges while delivering durable, high-quality results for multifamily communities.

Kennedy Richter Construction continues to make significant progress on the Huntington Landmark Exterior Repairs Program, a multi-phase community restoration project consisting of 24 residential buildings with 8 units per building.
 
The project focuses on restoring and protecting the building envelope systems while addressing long-term waterproofing, structural, and maintenance-related deficiencies throughout the community.
 
Scope of Work:
 
• Building envelope restoration and weatherproofing
• Below-grade foundation waterproofing repairs
• Structural concrete foundation repairs
• Stucco removal, repair, and restoration
• Balcony and elevated deck repairs
• Wood siding replacement and restoration
• Top cap rail and handrail repairs
• Window and door flashing improvements
• Building paper and weather-resistive barrier repairs
• Drainage and moisture intrusion corrections
• Miscellaneous owner-related damage repairs
• Community-wide exterior maintenance improvements
 
With the community remaining fully occupied throughout construction, the project requires extensive resident coordination, phased construction sequencing, access management, and ongoing communication with homeowners, property management, consultants, and the Board of Directors.
 
Current production activities are focused on Buildings 8 through 11, with foundation repairs, waterproofing, siding restoration, balcony repairs, and stucco restoration progressing in accordance with the project schedule. Earlier phases have successfully advanced into closeout and final inspection activities.

The project encompasses roofing, exterior envelope restoration, elevated balcony waterproofing, fire-resistive construction repairs, and window system maintenance throughout the community.
 
Scope of Work:
• Community-wide roof inspections and repairs
• Tile replacement, underlayment repairs, and flashing restoration
• Attic vent relocation to maintain fire separation requirements
• Exterior stucco repairs and elastomeric coating application
• Sealant replacement and waterproofing improvements
• Elevated balcony drainage and waterproofing repairs
