When buying a home you should check the sale history to see if it might be a flip house. This week we received a call to price out a boiler replacement. 10 minutes into the house and we had the boiler started and it continues to operate properly. In the process of inspecting the heating system the homeowner stated they had 3 zones of heat. This was not the case at the boiler so we checked the thermostats. First floor was working as it should for both heat and a/c. Third floor was air conditioning only, no control of the heat as the homeowners were told and the second floor? Turns out it was just for display! The homeowner just laughed realizing they had been adjusting it for the past year in a half for no reason. Maybe a home inspection could have found this but likely not. Home flippers, some not all, will cut corners to in an effort to increase the sale price.
