Something nobody talks about when they replace a roof: the decking underneath.

We pulled tile on a Venice home last month expecting a standard replacement. Found soft decking in two sections along the back slope where water had been sitting for longer than anyone knew.

If we had just replaced the tile without checking underneath, the homeowner would have had a brand new roof over a compromised foundation.

We replaced the damaged decking, dried everything properly, and then laid the new tile.

That's not an upsell. That's how it's supposed to be done.

If you're getting roof quotes and nobody is talking about the decking inspection, ask about it. It matters.

Our crew pulled up to a Lakewood Ranch home last Tuesday at 7 a.m.

By 9, the driveway pavers were clean. By noon, the roof was soft washed. By 2, the lanai screen frame and pool deck were done.

The homeowner works from home and said she watched the whole thing from her office window. Said it was the most satisfying thing she'd seen all week.

Two houses, same neighborhood, same age. One looks like it was built last year. The other has black streaks running top to bottom and green creeping up the fascia.

The difference isn't the roof material. It's maintenance.

We just wrapped a soft wash job in Waterlefe where the homeowner had been putting it off for two seasons. Took our crew one visit to bring it back.

Something changes on Florida roofs between May and August.

The combination of heat, humidity, and afternoon storms doesn't just bring water. It accelerates everything that was already happening slowly: mortar softening at the ridge, granules loosening on shingles, algae getting a foothold in shaded sections.

Most of the damage we find in late summer started showing up in spring and just never got caught.

If your roof is 10 years or older and hasn't been looked at this year, this is the window. Before the season peaks, not after the first leak.

We hear this one constantly: 'My roof is only 12 years old, it should be fine.'

Age is one factor. But in Florida, what matters just as much is what those 12 years looked like.

A roof that survived two named storms, three seasons of standing humidity, and zero cleaning or maintenance is not the same as a 12-year-old roof that's been looked after.

We inspect roofs every week that are technically young but functionally compromised. Lifted flashing, cracked mortar at the ridge, granule loss nobody noticed.

Age doesn't tell the whole story. A 30-minute inspection does.

Has anyone in your community dealt with an HOA violation notice for roof staining or exterior discoloration?
