Two estimates can show different totals because they may include different materials, construction methods, and specifications. Look closely at what each estimate includes:

• Project dimensions and design
• Demolition and material disposal
• Type of footing system, such as Sonotubes, precast footings, or Diamond Piers
• Beams, framing materials, and joist spacing
• Ledger flashing, joist tape, and water management
• Decking, railings, stairs, and trim
• Permits and inspections
• Site preparation and cleanup
• Exclusions and the change-order process

Some decks are framed with joists 16″ on center. Our standard is 12″ on-center framing for a stronger, more solid feel underfoot. We also use joist tape to help protect the frame from moisture and extend its life.

Framing at 12 inches on center provides more frequent support beneath the decking, helping reduce bounce and create a firmer feel underfoot.

However, spacing is only one part of the structure. Joist size, span, blocking, beams, connections, decking material, and expected loads all affect the deck’s overall performance and load capacity.
