According to Realtor.com's New Construction Insights Report, the price gap between existing resale homes and new construction is narrowing in a big way. While the difference across the US is around $60,000 between the two types, the savings that homebuyers experience when building a new home vs a resale is about $31,000 across the first 10 years of ownership in Missouri. Nearly $7,000 is saved on utilities alone across that same time period. That number accounts to less than $200/mo for a brand new home vs similar sized resale.
Here's why home buyers should seriously consider new construction:
✅ New construction homes rarely need serious mechanical maintenance or repairs right away. Resale homes have normal wear & tear, but also major systems like HVAC, plumbing, roofing, insulation, and other items may be coming to the end of their useful life, requiring major purchases, repairs or updates.
✅ New construction homes often save owners on utility bills due to newer, energy-efficient appliances, systems, insulation, windows, even building materials are constructed differently now than 20 years ago.
✅ While purchase price of an older home may be more attractive, when you factor in updates, needed repairs, less energy efficiency and other factors, the best investment, over time is new construction.
