Filling in the Spaces 🧩

Finding use in underdeveloped infill parcels is important in meeting critical housing needs – especially in the Bay Area. Urban infill development not only reduces developments on the urban edge and help contain sprawl, but can also help solve the increase in auto travel when located in walkable areas and near transit lines. Additionally, many neighborhoods benefit from these new investments which in turn help build up our local businesses and communities. While appealing in theory, it can be difficult in practice. Exceptional planning, understanding a neighborhood’s history, and making sure the project fits well within the neighborhood context is essential in successfully delivering such projects.

Pictured above is our Electric Lofts project in Oakland, CA. This project offers 89 urban micro units and are affordable by design.

Project spotlight: Maya Apartments, located at 4045 Broadway, Oakland, CA.
📸:

This mixed-use, multi-family, pet-friendly apartment building features 47 market-rate units on top of a vibrant ground floor retail podium. The overall shape of the building was informed by a desire to respect the adjacent residential properties and avoid the typical “wedding cake” solution to a zero-shadow impact goal. The building form is broken down through vertical articulations informed by the program and property line. Small, varied step-backs allow sunlight to reach the adjacent residential site while also creating outdoor spaces for the building.
