Garage ceilings are notorious for this kind of sudden, catastrophic failure.

When you hear a deafening BANG echoing from the garage, your heart immediately drops into your stomach.

You rush out, flip on the overhead light, and struggle to comprehend what is happening-

The entire garage ceiling is starting to collapse right before your eyes.

That was the terrifying reality for this homeowner in Gainesville, Florida!

One minute everything is perfectly normal, and the next, gravity decides to aggressively collect its dues on a heavy, textured ceiling.

A massive, gaping hole ripped open above the vehicles, exposing the bare wooden trusses above, while the rest of the drywall from 1972 was just BEGGING to come down.

What you are looking at is hundreds of pounds of failing gypsum board barely clinging to the joists, held up by nothing but by too few and incorrectly spaced nails.

So while the garage door was brand new, the ceiling was NOT.

This is exactly when you need an immediate emergency drywall ceiling demo.

You absolutely cannot "just add a couple screws" or patch a catastrophic failure of this magnitude; the entire compromised structure has to come down safely before it smashes a vehicle or permanently injures someone.

Wearing heavy-duty gloves, eye protection, and even a hardhat, we carefully pulled down the remaining hazardous ceiling panels by hand so it wouldn't cause any secondary damage to the appliances or the family's stored belongings.

This was a particularly difficult demo- the sheetrock was so compromised from prior water damage and thermal-cycling that the face of the paper completely separated from the core in places, leading to 3xs the amount of work!

Here in North Central Florida, the relentless cycle of trapped heat and intense humidity acts as a silent destroyer, degrading the structural integrity of the drywall over the decades until it simply lets go.

Branches in the Attic?!

Case in point...

On a repair in Gainesville, FL we were hoping that we could simply sand down some high spots, and then throw some texture on.

When a fracture showed up, we knew more was going to be required.

Evidently, a portion of tree had come thru the roof.

So, when the tree guys pulled the rest of the foliage out of the house, they left a little behind.

And when the framers fixed the broken trusses, they left some broken pieces and hardware behind.

When the roofers squared off the sheet material, and got ready to reshingle the roof, they left some underlayment and shingles behind.

And when the last drywall repair guy "fixed" the ceiling, they threw the damaged drywall into the attic, and left the old drywall behind.

So, here we are.

We get called in, and clean up everything.

"Duty Before Drywall"

Ceiling Collapses are SCARY-

There's nothing fun about part of your home or office literally falling down around your ears.

Many times we get asked "Well, you're telling me I can "get it done for cheaper-"

Why do you charge what you do?"

Well, take this last week, for example.

Garage 1- Lake City, FL

80+ Years Young Client

Son-In-Law (IN CALIFORNIA) finds us online, says he need a project evaluation for the family member. We get on site, and yes, while the front section is failing, the rest of the ceiling is in good shape. Versus a 1.5 week replacement with anticipated total cost over $10k, we managed to come in on time, under budget for less than HALF the cost of a full replacement.

Garage 2- Inverness, FL

Working Middle Class Family

Garage Ceiling is cracking, insulation showing, about to fall. We determine that a repair should be able to be made, replacing about 1/4 of the garage ceiling.

Client asks about financing, we get them approved thru Synchrony Financial.
(18 months, No Interest if Pd in Full.)

During the course of demo, the rest of ceiling isn't in GREAT shape, but it's currently static/salaveageable. Client gets the repair done, and buys themselves hopefully 5-7 years until the rest of the ceiling has to be replaced.

In both instances, we could have misrepresented the situation, and ABSOLUTELY sold a full replacement.

We didn’t.
