We received a call from a wonderful couple in The Villages looking to cool their lenai for when they have friends, family, or simply leisure in their enclosed lenai. We offered several options, and they went with this super efficient Mitsubishi ceiling cassette. Working with the truss beams, they selected the spot where they wanted the cassette to be.

A/C is a very important part of our everyday lives especially in Florida. But other than just heating or cooling your home or business, A/C's can play a big part of the quality of your air. As dust naturally builds up in your home, likewise within your A/C as well. Buildup of dust and microbial growth inside the A/C will reduce the quality of air within your home or business. Not only that, it impacts the operation of your equipment as well, dirty coils, or blower wheels can cause damage to the components within your A/C. Thus shortening the lifespan, causing your A/C to run longer, which raises your energy bill, and creates a bad air quality environment.

Earlier last week, we had a customer who had an unrepairable leak in her evaporator coil. Just a year ago we had repaired a leak in the condenser coil. We offered two options to replace the coil or to replace the equipment. The customer chose to replace the equipment instead but with a higher efficiency unit.

Our installs aren't simply just rip out and put in a new unit, no, we are thorough. When we take out our equipment we ensure that the return box is in good shape, vacuumed out any dirt and debris in the box, and ensure the wooden platform is in good condition. In this case, we needed to clean the top of the box where the old unit was. After cleaning, we applied KILZ Paint to prevent further microbial growth, we also put down insulation tape to ensure a tight seal.
For the outdoor unit we also replaced the disconnect with a new disconnect with a switch function. The old disconnect would arc when being reconnected, this is dangerous as inverters are like computers and are delicate with power. With the new disconnect it will arc less and comes a surge protector as well.
Units are only as good as you install them, to ensure longevity of the equipment we install, we braze with nitrogen and also pull down our vacuums well below 500 microns (in this case Ruud asks for 250). All this being done helps ensure the equipment will not have premature failures due to inadequate installation practices.

Happy Maintenance Monday!

With our preventative maintenance program, we offer from annual to bi-annual maintenances. With our maintenances we include washing the condenser coil and cleaning out what's inside, cleaning out the inside help reduce the amount of dirt and debris that get sucked into the coil. But sometimes the coil needs just a little extra TLC. This means we use chemical cleaner to thoroughly clean the coil. When coils are thoroughly clean, you keep efficiency of your system, lower the head pressure and help your a/c properly exchange and exhaust heat, keeping your electric bills reasonable without your unit causing higher than normal bills!

Many homeowners and business owners have heard of things like "A/C Tune Up" or "Maintenance Check" or "PM Check" for their HVAC/R equipment. Here at Air Brothers Mechanical we prefer to use "Preventative Maintenance" as that's the goal of the job, to conduct service to help reduce common failures in HVAC/R equipment.
Some question if that's something that really needs to be done. Some just wanna know what goes on during one of these maintenances. What exactly should an HVAC/R company should be doing for a maintenance-- or at least the bare minimum for a maintenance?

When do you need to replace your equipment?

We at Air Brothers Mechanical provide our customers the option of whether to replace or to repair their equipment. However many factors go into considering replacing your equipment. In an everchanging field and market, our technicians will always offer what is the best choice at the time of replacement. But what factors into replacing your A/C?

-Age: This plays a critical role in what determines the necessity of replacement. If your equipment is still in warranty there is no need to replace it. However if your unit is over 12-15+ years old, parts may not be widely available, which can cause repair costs to go up due to price increases on the part that needs to be replaced. Some equipment is also outdated due to EPA regulations.

-Refrigerant: In the last 3 decades the HVAC field has experienced the phase down and phase out of CFCs, HCFCs, and now HFCs. For A/C this includes R-22 which has been phased out since 2020 (R-22 A/C units since 2010) and now R-410A. As of 2025 R-410A equipment will no longer be produced, which includes parts in the near future. If your system contains refrigerant that is phased out, it'll likely need to be replaced. (As of now R410A replacement parts will still me manufactured, but due to regulations set by the DOE, prices may increase over time)

-Condition: If your A/C equipment is in good condition but is 15 years old, it need not to be replaced. We always advise our customers to start saving once the unit is over 10 years old, however equipment can last much longer. If your unit is in poor condition and needs major repairs, it's likely a safer option to choose to replace as due to poor conditions, there's no guarantee no other issues will occur.

-Reparability: If your system needs minor repairs, things like capacitors, fan motors, relays, boards, or contactors, you will not need to replace your equipment. However major repairs such as replacing a coil or compressor may factor into your decision to replace. This goes back to refrigerant type and condition of your equipment. However if the cost is high, replacing your equipment may be the best decision to make. However we do not push for either, and our technicians will give you their best answer based on some of these factors we've considered here.
