A cool roof, such as a white membrane, saves on summer cooling.

On a typical summer afternoon, a clean white roof that reflects 80% of sunlight stays about 55°F cooler than a gray roof that reflects 20%, according to Lawrence Berkeley National Laboratory.

What's the winter catch? Cool roofs may increase energy use in winter in cold climates, but the EPA says this so-called "heating penalty" is typically offset by summer cooling energy savings. And ask for the three-year number: the Cool Roof Rating Council publishes each rated product's values both new and after three years outdoors.

Two proposals can both say "manufacturer warranty" and promise very different things.

A commercial roof can carry four kinds of warranty: a manufacturer's material-only warranty on its membrane, a system warranty on the components it lists, a manufacturer roof guarantee, and the contractor's own workmanship warranty. Each is a separate document. What voids one is written in its conditions section, not in the brochure.

One example from GAF's sample EverGuard® Diamond Pledge™ guarantee: the building owner must report a leak to GAF in writing within 30 days. Telling the roofing contractor does not count as telling GAF.

Chimney flashing is the set of metal pieces that seals the joint between a chimney and the roof, and a chimney leaks when water gets past one of them.

Step flashing runs up the sides with the shingles. Counter flashing covers it from the brick. A back pan or saddle handles the uphill face. Where the water shows up tells a roofer which piece to repair.

And sometimes it isn't the flashing at all. Water at the fireplace points to the crown or flue cap, which is a mason's or chimney company's job.

A flat roof drains in one of three ways: through interior drains in the roof field, through a roof scupper in the parapet wall, or over an open edge into a gutter.

Where a parapet would trap water if the drains clogged, the building code requires an overflow drain or scupper on new buildings.

That makes the overflow an alarm as much as an outlet. An overflow with staining under it, or one you see running after an ordinary rain, is telling you the primary is blocked. Clear the primary; do not treat the overflow as the drain.

Leaves come down through October and November. A strainer that was clear in August can be buried by the first heavy rain after the leaves drop.
