Own or manage a building with a flat roof? Most commercial leaks start in one of five places β and none of them are the middle of the roof.
Here's what we actually walk:
β’ Drains β blocked drains and standing water
β’ Seams β the joints between membrane sheets
β’ Flashing β where the roof turns up to meet the wall
β’ Curbs and penetrations β every HVAC unit, vent and pipe cut through the roof
β’ Skylights β frames, seals and the curb they sit on
A quick one you can check without going anywhere near the roof: walk the building and look up. Brown rings on ceiling tiles, a musty smell after rain, or rust on the deck all mean water has been arriving for a while.
And please don't climb up there yourself β the fall risk is real, and walking a membrane wrong can damage it.
Twice a year is the standard: once in spring to find what winter opened up, once in fall to get the drains clear before it starts again.
