A parking lot can look completely different after maintenance—but the real value is what the work does for the asphalt underneath.
This Ogden commercial lot was sealcoated to help protect the existing asphalt and slow down surface deterioration. Sealcoating helps limit exposure to moisture, oxidation, and everyday wear, but it is most effective when the pavement is still structurally sound.
That’s why maintenance should happen before the asphalt reaches the point where protection is no longer enough. Cracks and failed areas need to be addressed first, while serviceable asphalt can be protected before deterioration becomes more extensive.
