I appreciate my customers and I am available for their plumbing emergencies 24-7. Remember my off time is important to me as your time is important to you. I do not have an answering service. Unless I am knee deep in it, I answer the phone before it goes to message because I hate calling someone I need and not getting the person who can help me with my problem. Granted, off-hour service calls are more expensive but If you are willing to pay for it, feel free to call me, I can head your way as soon as possible. If you do not want to pay for an off hour service call or you do not want immediate service, wait till regular hours to call me and I will put you on the schedule. Thanks for your consideration in this matter.
Regardless of how payment is rendered, service authorization must be initiated by a legal representative: i.e. home owner or authorized estate representative in order to service a property.
Due to ridiculously increased business liability and auto insurance, I am increasing my plumbing hourly rates.
Standard rate is $120.00 per hour, one hour minimum, the clock starts when I leave the Taylor Creek Isles area and the clock stops at the estimated return time to Taylor Creek Isles. If the service call total time is longer than one hour, charges are then calculated in 15-minute or ¼ hour increments based on the same hourly rate.
Regular hours 8:00 am – 5:00 pm Monday-Friday = standard rate at $120.00
After hours 5:01 pm-7:59 am Monday-Thursday = 1 ½ times standard rate or $180.00
After hours 5:01 pm Friday – 5:00 pm Saturday = 2 times standard rate or $240.00
After hours 5:01 pm Saturday – 7:59 am Monday = 3 times standard rate or $360.00
Water heaters are replaced on a flat rate.
Payment is due when services are rendered. The only accepted forms of payment at this time are cash, check, money order or PayPal.
No credit card services are available.
*It’s pretty obvious you can get a hotel room cheaper than getting a plumber to come to your house on a weeknight or weekend much less a holiday. Whether you really have an emergency or not is commensurate on how much you are willing to pay for immediate services. When problems happen at a bad time, most people panic and do not think about the options they have before calling the plumber i.e. shut off the main, shut off the toilet, shut off water to the heater, get a room, wait till regular hours.
Please don’t take your frustrations out on the service person who is willing to come to your home at most any hour and fix your inopportune problem.

I appreciate your patronage and thanks to those who were able to wait for my return. Lynne and I had a great working vacation, all the floors have been repaired or replaced and almost 500 vinyl tiles installed. Next vacation, doors and trim at our vaca house in Tennessee. Back to work tomorrow, call me if you need me.

DO YOU HAVE OLD GALVANIZED PIPES UNDER YOUR HOME?

Customer states in the morning, I have a broken water pipe under my house. The water has been turned off at the meter buy O.U.A.
I presumed this would be a standard broken pipe or fitting on grey Polybutylene pipe.
No, this was 45 year old galvanized pipe running throughout the bottom of the mobile home..
Being 45 year old galvanized pipe can be a nightmare to work with, the slightest vibration can make small pieces of corrosion in the pipe break loose and clog fittings, fixtures or smaller pipes down the line.
The original galvanized was attached to a brass back flow preventer. The dissimilar metal corroded over time had completely destroyed the treads of the galvanized pipe end, causing the preventer to detach from the pipe.
I was able to remove the tee, preventer and 4 small sections of galvanized from the under side of the mobile. The photos show the condition of the fittings inside.
After reassembling the detached area with CPVC fittings, I was able to fix one chain reaction clog near the water heater.
I was very lucky to be able to get good pressure throughout the mobile on the hot and cold side of all fixtures. The customer said she bought the house three years ago and now has better pressure than ever before. It is rare to be able to fix an isolated area of galvanized without causing a chain reaction that would require complete replacement of pipes. Eventually all the galvanized pipe under the mobile will need to be replaced.
Check your home, if you have galvanized pipes, it is just a matter of time. Don’t wait, make a plan to have your pipes replaced.
