๐ก If $500,000 is your absolute max budget, you probably shouldnโt be building a $500,000 house.
That may sound backwards, but it can save you a lot of stress during the building process.
Everyone has a number they want to stay within, and naturally, you want to get the most house possible for that money.
But one of the biggest mistakes you can make is committing every dollar of your budget before construction even begins.
A smarter approach is to leave yourself around 5โ10% of your total budget as breathing room.
Why?
Because during construction, things change.
You may decide you want upgraded flooring, nicer countertops, different light fixtures, better appliances, specialty tile, additional cabinetry, or another finish you didnโt originally plan for.
Sometimes you simply see something during the build and think, โI really want to upgrade that.โ
If every dollar of your budget is already committed, even a small change can become stressful. Suddenly, youโre scrambling to find extra money or trying to figure out what you have to cut somewhere else.
Leaving room in your budget gives you something just as important as square footage:
Options.
It gives you the flexibility to make upgrades, handle changes, and enjoy the building process without every decision becoming a financial headache.
At RCI, we believe good planning starts before the first shovel ever hits the ground. Our goal isnโt just to see how much house we can squeeze into your maximum budget โ itโs to help you build a home youโll love while keeping the process comfortable and realistic.
Build smart. Plan ahead. Leave yourself room to make your home yours.
