rs recommended). In addition to sealcoating we also fill cracks and do patchwork where applicable. Small cracks are filled with cold pour rubber while large cracks(up to 2" wide) get filled with hot pour rubber. If the cracks are deep, we fill it first with sand to prevent the rubber from sinking through the cracks. We cannot give any warranty for crack filling because unfortunatly once the cracks start, they continue to grow. It is recommended to fill cracks annually. Sealcoating is recommended every other year.

We have had a lot of sealcoating jobs fail from last season. Turns out the reason is the sealer we were buying from Brewer (Brewercote) is junk! It looked fine at first, but after only a few months, it started to come off. I reached out to them and they offered me more junk sealer and low quality paint to restripe all the parking lots that failed as compensation. We refuse to do that to our customers. We have switched back to a quality product called Pitch Black, made in Necedah, WI @ Mix-Tek Pavement Solutions.
