So, the temperature in january caused the roof melt to fall, tearing our customers deck off the back of their house. This exposed some siding rot, which (once explored) showed something a little more.....significant.

Due to prolonged water damage happening along the rim joist and sill plate of the house, the framing in between the dogs of the foundation has disintegrated on one side. This is causing a belly to form on the back of the house (right where those 2 sliding doors are) which means: we have to jack up the entire back of the house 1¾" to set this section on a new support beam with 4 lolly columns to support the weight; while we simultaneously reframe the rotted out section, replace and correct the rim joist, strip and resheath the back middle section of the house, remove both sliders to put french doors in, replace the window, and end up building a new pressure treated 12x16 deck off the back.

Phew, that was a mouthful. Keep a lookout, this one is gonna get interesting.

What a transformation !

From the raw idea to the completed walkout, this 340ft² area coupled with 200ft² of built in storage area matched up to the rest of this house seamlessly.

With code rated insulation throughout, this (once stifling) storage space turned addition has definitely cooled off in terms of temperature, but heated up as far as use and appearance. Color and style matching to the rest of the house, its almost as if it's always been there hiding under the surface.

Along with replacing some pellet grill melted siding on the front of the house, building a dryer vent box to hide the unsightly dryer vent on the 2nd floor, and were right on to the next one ! And with this home going onto the market here soon, this space will definitely add in some home value (since we technically added in an extra full bedroom!)

Keep your eyes on the next one, it sure is a doozy!

A little progress to start up the beginning of the week !

All our sheetrock is hung, we're more than halfway through the mud/tape. Looking to be paint ready by beginning of next week, followed by flooring, trim, and closets!

And it was definitely toasty this past week in the garage, thats for sure.

Our electrician came through and got the outlets, can lights, plugs, and closet lights wired in so we were finally able to really get the ball rolling. Laid insulation under the original subfloor and the floor behind the knee wall, followed by strapping and subflooring the area to create storage areas. Put roof vent on the rake of the roof along with insulation. Framed in the closet doors into the far end of the space for our custom split closet doors. Got insulation done throughout the ceiling, leaving 1 wall left to install before we get our 35 sheets of drywall installed.

After we hang drywall, we will be taping and mudding to finish with 2 coats of paint. Brand new life proof premium lvp along with trim to match the remainder of the house. Finishing with our closet doors and door pulls.

And we're back !

For some weird reason, I always find myself in an attic-like area during the hottest part of the year. If you'll think back, 2 years ago (to the week, actually) we were in Bridgton, ME working on our shiplap house - well, now we're in an above garage space building an addition!

Once the electrician rolls through and does our rough in, we'll be able to get fully underway. Putting closets on the knee walls running the length of the space by slapping down insulation and subfloor, from there hanging and finishing drywall throughout, adding in a beautiful lvp floor, and finishing off with paint and trim !

Keep your eyes on this one, she's gonna be pretty when she's done !

Well, would you look at that. Another deck smashed right outta the park!

Homeowner decided to push the size a little bit going from a 9'×16' to a 12'×16', while changing the direction of stairs from one on leading down on both sides, to a singular staircase seated directly in front of the newly installed and trimmed sliding patio door.

And we're back ! Decided to take a little vacation in ground level world to knock out this nice cedar 192ft² rebuild. As you remember, last time we were here the deck had to be pulled off the house to replace: 32' of sill and double rim joist in order to sister floor joist ends, replace subfloor, swap out the door, and install new flooring (water sure can be mean).

Hanging stairs and railings tomorrow, finishing up door trim and siding Friday. Then on to the next! As always, feel free to reach out for your home renovation needs - one call does it all!

This homeowner opted to paint the walls and ceiling to match when they decided on a color pattern, leaving this shower gut and insert completed. What started as a shower dungeon, opened up into a beautiful and bright shower with duel heads to ensure you never get that cold breeze. With a new stone threshold to close the gap and tie the new shower into the existing floor, we're happy that they're happy !
