A bad water heater? Not this time.

We were called because the water heater stopped working. Our technician traced the problem back to the electrical panel and found a failing breaker in an old Sylvania panel. The breaker had deteriorated to the point that it was literally falling apart.

Since the owner is preparing to sell the property, replacing one breaker would only solve today's problem. Older Sylvania equipment can also become an issue during a 4-Point Inspection and insurance review.

Instead of risking another repair or a delay during the sale, the owner decided to replace the entire panel.

One service call solved today's problem and helped prevent tomorrow's problem.

Who should pay for this change order?

Our electricians arrived for trim-out and found a black kitchen wall, but nothing in the plans specified black devices. So standard white outlets were installed.

Easy fix? Yes. Free fix? No.

New devices, additional labor, possibly another trip to the jobsite, and a small missing design detail becomes a change order.

Designer, GC, customer, or electrician. Who should pay?

Or should details like device colors simply be finalized in the plans before construction?

Outdated electrical equipment doesn't just look bad—it can prevent your home from meeting today's electrical code.

On this project, we replaced a heavily corroded meter enclosure with a new combination meter/main disconnect, bringing the service up to current code requirements. The new outdoor disconnect provides a safer and code-compliant means of disconnecting power when needed.

We also upgraded the grounding electrode system to meet current standards, improving the safety and reliability of the electrical service.

Every installation was completed by licensed electricians using professional-grade tools and materials, with attention to workmanship that lasts.

Looks finished... until you look inside.

Before taking over an abandoned electrical project, we insisted on a complete inspection of the existing wiring.

Sometimes, the only thing standing between a house and a successful closing is an electrical code violation.

This home's electrical panel was installed inside a clothes closet, a location prohibited by NEC 2020 Section 240.24(D).

We relocated the panel outdoors, installed a new code-compliant service disconnect, upgraded the grounding system, and brought the electrical service up to current code requirements.

The inspection issue was cleared, and the home is now ready for sale.

• Use a laser for precise alignment
• Secure every support point

• Test and commission the charger before handing it over

Every growing company starts somewhere.

Before we had branded service vans, this old Toyota Sienna carried everything we needed to get the job done.
