Today I was sealing a standing seam metal roof on a pre civil war era house in the Green Springs area of Louisa County. The roof material is stainless steel Terne metal which lasts "forever" although the material is no longer available. The roof has built-in gutters which you can see in the pictures. The company that did the roof made a couple of design flaws when laying the roof (12 years ago) and it has developed a few leaks. After consulting with different tradesmen it was determined the best thing to do was to seal the areas around the roof gutters. Built in gutters are tricky and require exact slope in the framing under the roof surface. About 5 years ago I spent a couple of winter months in an arial lift reframing the main roof. Fortunately the design for the main roof metal was modified and that roof system functions properly. The homeowner wants to keep the house as close to original; as thehome has been in the family for generations.
