Why Non‑Proprietary Elevator Equipment Protects Your Building for the Long Haul

When you’re planning elevator upgrades or modernizations, the choice between proprietary vs. non‑proprietary equipment has real consequences for your building’s budget, flexibility, and long‑term reliability.

And that security comes from one thing: freedom 🗽

Here’s what building owners gain when they choose non‑proprietary systems:

🔹 Open Access to Parts
No exclusive OEM pipelines. Multiple manufacturers produce compatible components, keeping costs competitive and supply chains resilient.

🔹 Vendor Flexibility
You’re not locked into one manufacturer for 20–30 years. Choose the service provider that delivers the best value, response time, and customer experience.

🔹 Lower Long‑Term Costs
Proprietary systems may be cheaper upfront, but they often cost more to maintain. Non‑proprietary equipment avoids inflated parts pricing and premium labor rates.

🔹 No Planned Obsolescence
OEMs can discontinue parts in as little as three years, forcing expensive replacements. Open‑market equipment avoids this trap.

🔹 Faster Repairs & Less Downtime
Technicians don’t need special keys, tools, or locked software. Diagnostics are built in, and any qualified mechanic can service the system.

🔹 Easier Compliance & Upgrades
Non‑proprietary systems follow universal industry standards, making inspections, modernization, and code compliance far more straightforward.

🔹 Future‑Proofing
Upgrade components as technology evolves, without replacing the entire elevator system.

🔹 Reduced Risk
If a manufacturer goes out of business or drops a product line, you’re not stuck. You have options.

🔹 Broader Technician Expertise
More mechanics are trained on non‑proprietary systems, ensuring consistent service quality and availability.

At Liberty Elevator, we believe in giving building owners choice, transparency, and long‑term value. Non‑proprietary equipment isn’t just a technical decision, it’s a strategic one.

🚨 Florida Elevator Code Update 🚨

Elevator codes are complex, and their deadlines can shift, making it even more critical to have a reliable elevator partner who keeps you informed and compliant.

Florida’s elevator safety requirements continue to evolve, and one of the most significant updates impacting existing elevators is the Door Lock Monitoring (DLM) requirement under ASME A17.3 Section 3.10.12. While the State of Florida has extended enforcement until August 1, 2029, delaying action could mean higher costs, limited equipment availability, and longer installation timelines as thousands of elevators statewide require upgrades.

Understanding what DLM is, and why it matters for passenger safety, is essential for commercial property owners, facility managers, HOAs, and building engineers. Proactive planning now ensures your building stays compliant while minimizing disruption.

Liberty Elevator Corporation has the experience, resources, and manpower to guide you through the DLM compliance process.

☎️ Request a survey of your elevator equipment today and take the next step toward keeping your building safe, reliable, and code‑ready.

With heavy rain ⛈️ and potential flooding 🌊 in the forecast for New York City, now is the time to take proactive steps to protect your building, and your elevator equipment.

Flood Prep Checklist for Elevator Safety:

✅ Routinely inspect and test your elevator pit flood switches

✅ Confirm circuit breakers are functioning properly

✅ If water begins accumulating in the pit, move the elevator to a higher floor to prevent travel cable submersion

✅ Sandbag entrances in low‑lying areas such as parking garages and exposed outdoor landings

✅Secure exterior doors, windows and vents that access your elevator shaft & machine room

Staying ahead of the storm helps prevent costly damage and keeps your tenants safe. If you need preventative maintenance or post storm repair, the Liberty team is ready to help. 🗽 Liberty Elevator Corporation

Your Entire Building Feels the Heat 🌡️

Hot conditions continue this week as a Heat Advisory is in effect for all metro areas in Southern Florida. Stay vigilant as most elevator problems are often only one symptom of larger building-wide issues caused by extreme temperatures.

As HVAC systems struggle to maintain indoor comfort, elevator machine rooms may receive less cooled air than intended. Electrical rooms experience higher loads as cooling equipment runs continuously. Utility demand can lead to brownouts, voltage fluctuations, or unexpected power interruptions that place additional stress on sensitive elevator electronics.

In parking garages and loading dock areas, heat radiating from concrete and asphalt can significantly increase hoistway temperatures. Rooftop machine rooms may experience temperatures well above outdoor air temperatures, especially if ventilation systems are inadequate or filters have become clogged.

To minimize the risk of breakdowns and ensure smooth elevator operation during the extreme heat events, maintaining a temperature-controlled motor room is essential. Here are some key guidelines for summer elevator operation:

1️⃣ Keep elevator's motor room under 🌡️ 90° degrees.

2️⃣ Sustain humidity below ♨️ 85%.

3️⃣ Maintain proper ventilation 🌬️ within the elevator shaft.

4️⃣ Secure all doors and hatches that are exposed to the outdoors.
