DMS design, llc is a full-service residential architectural design firm specializing in thoughtfully-designed multi-family housing, commercial spaces, office fit-ups, and fire/flood reconstruction projects. DMS works on architectural projects throughout New England and internationally in Liberia and Sierra Leone in Africa and in Haiti. Managing Principal Dan Skolski brings 20+ years of experience in housing and is licensed in Massachusetts, New Hampshire, Maine, Connecticut, Rhode Island, Florida, New Jersey, and South Carolina.

Another ribbon cutting, another completed project! ✨

Earlier this week, DMS design, llc celebrated alongside Synergy and Planning Office for Urban Affairs at the ribbon cutting of Altitude and 22 Elm Street in Worcester, MA!

We are thrilled to see these two formerly vacant office buildings given a second life, bringing new housing opportunities and renewed energy to the heart of Worcester. Recognized as the largest office-to-multifamily conversion in Massachusetts to date, this transformative project has revitalized two underutilized buildings into 198 market-rate apartments and 22 affordable homeownership units.

Adapting existing office buildings for residential use comes with a unique set of challenges. Working within the constraints of an existing structure requires creative problem-solving and thoughtful planning to maximize unit and amenity space. While no easy feat, seeing these once-vacant buildings transformed into vibrant residential communities makes all the hard work worthwhile!

DMS design, llc was excited to join The Caleb Group and Delphi Construction, Inc. yesterday in Topsfield, MA, for the groundbreaking of Emerson Homes! 🎉

This milestone marks an exciting step forward for affordable housing in Topsfield. The new affordable, age-restricted development will bring 44 housing units to the community, nearly doubling the town’s existing affordable housing inventory. With a mix of studio, one-bedroom, and two-bedroom apartments, Emerson Homes will provide residents with opportunities to downsize while remaining in the community they call home.

We heard from several speakers, including Shawn Smitley, Executive Director of The Caleb Group, who shared just how meaningful this project is for the town and its residents. Decades in the making, Emerson Homes represents a major milestone in expanding affordable housing opportunities in Topsfield.

We are proud to be part of a project that will have such a lasting impact on the community and look forward to seeing Emerson Homes take shape!

We’re excited to welcome two new team members, Brandon Kubik and Deborah Giunta, to the DMS design, llc team! 🎉

Brandon joins DMS as a Project Manager, bringing a diverse background across a variety of project types and a strong knowledge of building design, documentation, and project coordination. With particular experience in commercial design, Brandon brings a valuable perspective as we continue to expand our work in the commercial market.

Debbie joins us as our Office Administrator, bringing an extensive background in office administration and a strong eye for organization and efficiency. From keeping day-to-day operations on track to helping our team stay organized and supported, Debbie plays an important role in keeping the DMS office running smoothly.

DMS design, llc had a great night celebrating Mainstay at their annual event last night! ✨

Our initiative directly aligns with Mainstay’s mission of providing low-income seniors and individuals with disabilities with safe, supportive housing that helps them live independently.

We had the opportunity to hear from Mainstay CEO Larry Oaks, as well as several speakers who shared personal stories about how Mainstay’s mission and impact have helped their loved ones feel more included, supported, and connected to their communities.

Thank you, Mainstay, for having us at such an inspiring event! We’re grateful to be part of a community working to create more opportunities for safe and accessible housing for all.

We're thrilled to share that our Midwinter Apartments project has officially received design certification!

Achieving PHIUS certification is a significant milestone, demonstrating the thoughtful coordination, meticulous detailing, and high-performance building strategies required to meet one of the industry's most rigorous standards for energy efficiency. At DMS design, llc, sustainability is at the core of our approach, and we're proud to design housing that is not only affordable, but also resilient and environmentally responsible.

Midwinter Apartments will be a five-story, new construction development providing 34 affordable apartments to the city of Quincy, creating safe and dignified homes for individuals in need. Working alongside Caritas Communities & NeighborWorks Housing Solutions, this project will expand access to high-quality affordable housing while supporting a more sustainable future.

We're excited to celebrate the recent completion of two new recovery and rehabilitation centers at 10 Technology Drive in Lowell, MA.

What makes this project especially unique is that two independent organizations, Vinfen and Spectrum Health Systems, Inc., chose to locate their services within the same building, creating an environment where individuals can more easily access a wider range of support throughout their recovery journey. While each organization operates separately, having these complementary services under one roof helps improve accessibility and creates a stronger network of care for the community.

Projects like this are especially meaningful to us because they align with our mission. Access to recovery, rehabilitation, and supportive services can be a critical step toward achieving long-term stability and housing security. By creating spaces that support these services, we're helping provide opportunities for individuals to take those important first steps forward.

We're proud to have worked alongside an incredible team to bring this project to life and are excited to see the positive impact it will have on the Lowell community for years to come!

Last week, the DMS design, llc team celebrated the ribbon cutting for 150 River Street Village—a project more than 10 years in the making.

This new age-restricted development brings 30 crucial mixed-income housing units to the Mattapan community, helping older residents remain in the neighborhoods they’ve called home for decades. As housing costs continue to rise, developments like this are critical to preserving access to community, transportation, healthcare, and dignity in aging.

We’re incredibly proud to have been part of a project that creates not just housing, but stability and opportunity for residents to continue thriving in their community.

Looking for a community-driven, transit-oriented apartment complex that offers vibrant and engaging living? This proposed development at 201 Brighton is designed to deliver just that!

This proposed six-story building will replace an underutilized industrial site and bring 145 residential units, both affordable and market rate, along with ground-floor retail space to the heart of Allston. The building will be Passive House certified at completion and will feature a robust amenities package including a coworking space, lounge, family-oriented rec room, Uber lounge, and not one, but two, roof decks!

We’re thrilled to be working with DND Homes on this transformative project bringing some much-needed housing to the city. Stay tuned for what's next!
