I’m at it again—and this time I am going to need a boat.

Storm rolled through and the basement started taking on water two ways at once — up through the floor drain, and in through the walls.

The drain backing up means whatever it ties into couldn’t keep up with the rain. The walls are a separate conversation about where water goes once it hits the ground outside.

I’m at it again — squeezing into an attic hatch a grown man has no business fitting through.

No shade on any inspector out there — but if you hire a big guy, he’s not going where I’m going. Half the story on a house is in the spots that are a pain to reach: the far corner of the attic, the crawlspace, the access hatch nobody wants to deal with. I go in so you know what’s actually up there before you own it.

Once I saw how this metal roof was installed, I figured I’d find high moisture in the ceiling below — so I went looking for it. Pulled out my Tramex ME5 and confirmed exactly what I expected.

I’m at it again — and this water heater was leaking something you can’t see or smell.

Your water heater is supposed to send its exhaust up the flue — not back into your house. This one had other plans. A quick read with the CO meter and the leak gave itself up. This is exactly the kind of thing that hides in plain sight until somebody actually checks. 🔎

Caught this on an 11-month warranty inspection. The egress window well is starting to pull away from the house, and that gap in the corner is in the area where mud and debris are starting to get in.

There’s no hard rule requiring fasteners on these, beyond manufacturer guidance, but once it starts packing dirt, like this one, into the well, you’ve got a problem worth fixing.

Better to flag it now while the builder’s warranty is still good than to deal with it on your own dime later. That’s the whole point of the 11-month new home warranty inspection.
