Ambler, PA. This small job turned into a large job. There were multiple leaks. There were two layers of shingles and some areas had 3 layers of shingles. When we removed all the shingle layers down to the tongue & groove wood substrate it was dry rotted, had multiple holes and every edge of each piece was warped and loosely nailed. We removed it and installed all new 1/2” plywood decking on the front and top flat roof. We installed GAF Timberline HDZ Architectural Shingles in Pewter Gray. We installed low slope peel & stick roofing on the flat roof. The fascia board behind the gutters was completely rotted out and we replaced it all and capped it with aluminum metal. Ambler, PA. There were a couple of active leaks and it was time for a roof replacement. We removed two layers of shingles on this home down to the wood substrate which was 3/4” plank board. The wood was in decent shape and the gapping between the boards was within code to proceed with installing new shingles. We replaced some boards here and there and even a larger section on the front portion where there was a leak. We used ice & water shield in all of our normal spots and in the front since it was a bit more sloped than I would have liked, but still ok to install asphalt shingles with the added protection. We used GAF low slope roofing on top of the dormer flat roof. We installed GAF Timberline HDZ Architectural Shingles in Pewter Gray. What a difference compared to the old. Flourtown, PA. This roof had multiple leaks and was in very poor shape. My guess was somewhere between 25 & 30 years old and well overdue for new shingles. When I walked it to measure up, I had to tread lightly and I knew plywood would be needed most likely the entire roof and priced a worst case scenario so the homeowners were prepared. Once the shingles were removed we were dealing with 3/8” plywood original to the house and it was all dry rotted, delaminated and would not hold a nail for new shingles and had to be replaced with new 1/2” plywood. The homeowners chose GAF Timberline HDZ Architectural Shingles in Pewter Gray. We used GAF low slope peel & stick roofing a two ply system that consists of a base sheet and then a granulated cap sheet on the small flat roof in the rear as there was not enough pitch to use regular asphalt shingles. Before/after of a recent roof replacement in Richboro, PA. The original 60 year old 3/8” plywood decking was weak & delaminated due to age & poor attic ventilation. We replaced all of it with new 1/2” CDX plywood. We installed Certainteed Landmark Architectural Shingles in Charcoal Black. We removed the old roof mounted power attic ventilator and added a GAF Cobra Snow Country Ridge Vent for maximum attic ventilation. The ridge vent combined with the already vented soffits at the eaves will ensure proper attic air flow to give this roof the best chance for maximum longevity. Nocero Roofing & Renovations. Another roof replacement in Ambler, PA. When we removed the 25+ year old shingles, we determined the original plywood (almost 70 years old) to be dry rotted in most areas and wet in other areas due to some unknown leaks that the plywood absorbed over the years, but not bad enough to cause water leaking into the home to alert the homeowner. It was thin and would not hold a nail to properly fasten the new roof system so every sheet needed to be replaced with new 1/2” plywood. We installed GAF Timberline HDZ Architectural Shingles in Weathered Wood. If your roof is older and appears to be in good shape it doesn’t hurt to get an assessment for two reasons. One, there could be underlying issues that a roofer could find upon inspection and two, due to the age or rough appearance of a roof some insurance agencies are flying drones and doing inspections at random and demanding homeowners replace their roof by a certain date or risk their policy being dropped. It’s definitely happening. I have dealt with a handful of customers in the last two years that had no choice but to replace their roof because there was no other way around it. Finished up this nice roof replacement in Oreland, PA. We installed Certainteed Landmark Architectural Shingles in Charcoal Black. We built ‘crickets’ against both chimneys which allows water to shed to the left and right instead of sitting stagnate at the base of the chimney which will eventually leak inside the home.
