Not every structural project involves an entire building. Sometimes it is a single feature that becomes the focal point of a home.

This new feature stair in an existing single family residence utilizes structural steel to achieve the clean architectural vision while integrating seamlessly with the existing structure.

Precision engineering plays an important role in features like this. Structural steel allows for slimmer profiles, longer spans, and cleaner connections that would not be possible with conventional framing. Just as importantly, proper engineering ensures the stair meets code requirements and is approved through the permitting process so it can be built with confidence.

We worked closely with the owner and contractor throughout design and construction to ensure the final result aligned with both the structural demands and the architectural intent. Seeing it come together exactly as envisioned is always rewarding.

Excited to share progress on a new 3 story multifamily building with one level below grade that is nearing completion of structural framing.

The project sits on a tapered corner lot, which led to skewed wall geometry and some unique structural coordination challenges throughout the building footprint. To achieve large, open floor plans for the residential units, the structure utilizes a hybrid system of structural steel supporting wood framing above.

Preston Structural Solutions is serving as the Engineer of Record and provided the full structural engineering drawing set for construction, along with temporary shoring and excavation support designs to safely support the work.

Construction is officially underway on a new three story custom home in Philadelphia.

This one is a bit unique. The design incorporates structural steel framing to achieve long open spans on the first floor, giving the homeowner a fully open layout without compromising structural performance.

Construction is officially underway on two new adjacent single-family homes in Philadelphia!

Each residence will rise three stories tall with a basement below grade. Because of the challenging soil conditions at the site, both homes are supported by a mat foundation — a system designed to spread the weight of the structures more evenly across the ground.

Preston Structural Solutions is proud to serve as Engineer of Record for this project. Our team provided full structural engineering for the buildings, as well as design for the temporary shoring and underpinning needed to make construction safe and efficient.

🚧 Project Spotlight: Breathing New Life into a New Hope Icon 🏗️🍝

Excited to share one of our current projects—retrofitting the former New Hope Star Diner as it transitions into an Italian restaurant and bar.

This quirky building is made up of several additions built over decades, each with its own unique structural system. At the heart of it all is the original diner—a historic railcar box that still sits on its steel undercarriage. Preserving and stabilizing this rare structure has been a key focus of our early work.

We're now kicking off a multi-phase process to reinforce and retrofit the existing structure. That includes stabilizing the railcar portion, addressing differential settlement between additions, reinforcing aging roof framing, and bringing the whole building up to modern standards—all while preserving its unique character.

It’s not every day you get to blend historic preservation with modern engineering, and we’re just getting started. More updates to come as this local landmark takes on its next chapter!

Is Your Floor Feeling Spongy? We’ve Got a Solution!

A recent customer reached out to us with concerns about their first floor feeling "spongy" when walking on it. After inspecting the property, we discovered significant termite damage to the floor joists, severely compromising the structural integrity of the flooring.

After the customer worked with an exterminator to eliminate the termites, our team sprang into action, engineering a custom solution to restore the floor's strength. We recommended that that the customer reinforce the existing framing by sistering the damaged joists with new 2x joists, supported by a pressure-treated ledger board. This approach proved to be both effective and cost-efficient, as it eliminated the need for any foundation wall alterations.

The result? A floor that's stronger and sturdier than ever, with the "spongy" feeling completely gone.
