Restoration build-back complete ✅ (Garage + Utility Room flood cut)

On this water loss project, we focused on doing the build-back the right way. Clean, protected, and finished to a standard that lasts.

What we did:
✅ Protected the floors in the garage + utility room
✅ Cleaned up the studs (removed remaining screws)
✅ Added nailers/blocking for proper backing
✅ Installed insulation
✅ Re-secured the existing “above” board (flood cuts often leave no bottom edge to fasten)
✅ Taped, applied 2 coats, then a smooth skim coat for a flawless finish
✅ Replaced the door casing
✅ Applied a fresh coat of paint on the repaired areas
✅ Final cleanup

We approached this one the same way we approach every restoration job: protect the home first, then rebuild it clean and correct.

What we did:
✅ Protected floors + set up full dust containment
✅ Chalked lines for perfectly straight, clean cuts
✅ Opened the first section and confirmed the damage wasn’t as extensive as initially thought
✅ Removed and replaced the compromised drywall + insulation
✅ Taped + applied 2 coats of joint compound, followed by a tight skim for a smooth finish
✅ Textured the ceiling to blend with the existing

After completing the earlier water-damage work in this home, the homeowners asked us back for a follow up ceiling repair.

We were called in to remove and replace separated/failed tape, refinish, and texture-match so the repair blends with the existing ceiling.

Scope:
✅ Floor protection + full dust containment
✅ Negative air setup (air scrubber + dust extraction)
✅ Removed failed tape + prepped surrounding area
✅ New tape + 3 coats for a smooth finish
✅ Texture match and when it wasn’t up to our standard, we redid it until it was
✅ Primed + painted

We got called in to insulate, hang drywall, tape, and finish then texture match the repairs so it blended with the existing ceilings.

Scope of work:
✅ Added nailers/blocking for solid backing and clean fastening
✅ Insulation + new drywall install
✅ Tape + finish (smooth, paint ready)
✅ Textured both closet ceilings
✅ Textured the bedroom ceiling to match the existing texture
✅ Small repairs around the skylight + retextured to match
✅ Repaired the cracked seam/angle at the top of the room + finished it clean

Texture matching is where a lot of repairs stand out. Our goal is simple it should blend so good you cant tell it was touched.

We had the pleasure of helping Alice on a water loss project and getting her home moving forward again.

As always, we started with prep + protection to keep dust controlled then squared up the cuts and added nailers where support was needed.

Scope of work:
✅ Protected floors + sealed off the workspace
✅ Squared up cuts + added nailers for solid backing
✅ Insulated the garage ceiling
✅ Hung new drywall (garage ceiling + bathroom wall)
✅ Taped + two coats for a smooth finish
✅ Textured the garage ceiling
✅ Additional coats in the bathroom for a seamless, paint eady finish

This one was especially rewarding because Alice had been dealing with the aftermath of a water loss for nearly 6 months before her restoration company called us in and it felt great to help bring things back to “normal.”

On this water damage project we got called in as the drywall sub to handle the build back the right way clean, protected, and up to code.

What makes our team different is we don’t just complete the scope. We make sure the homeowner is protected and the job finishes to a proper standard.

Once on site, we spotted additional claim related damage outside the original scope (damage from vanity/fixture removal during mitigation). We documented it, explained why it mattered, followed the proper approval process, and got it repaired before closeout avoiding delays and second-round repairs.

And here’s the part most people don’t see. On restoration projects, subs are usually labor only and materials are provided. Even so, we made two supply runs to keep the project moving (not enough duct wrap, and the paint provided wasn’t usable) so the homeowner wasn’t stuck waiting.

Scope (Garage + Bath + Living Room):
✅ Protected floors + plastic containment
✅ Cut back damaged areas to the next stud + straightened edges
✅ Added nailers where needed for a solid backing
✅ Wrapped ductwork with insulation
✅ Hung the garage ceiling + installed corner bead
✅ Fire-taped the garage
✅ Removed damaged living room carpet + padding.
✅ Bathroom patch upstairs: squared it up, added nailers, board + tape, smooth finish + matched texture
✅ Finished with paint (bathroom ceiling)
✅ Repaired 3 Areas of wall damage

Most of this was a one-day turnaround, with a couple hours the next day for paint.

We recently worked with Mr. John on a drywall project with a Level 4 finish. He asked us to tape just the back wall and part of the side walls, without adding the top coats. But instead of stopping there, we went ahead and taped and second-coated everything to make the finish look even cleaner and smoother.

We also used our experience to plan carefully and give Mr. John options. For one corner, we chalked a line where he wanted the drywall cut but didn’t make the cut right away. This way, he could see our standard approach and let us know what he thought.
