Funny how things work out 😂 I looked at buying this 4-unit in Joliet but ended up passing on it. Now one of the property managers I work with manages it, and I’m the one doing the maintenance. 😂

An inspection flagged multiple breakers with two wires landed on breakers that weren’t rated for it. Went through all the panels, separated the circuits, added breakers where needed, and cleaned everything up. ⚡

Thought I was showing up for a simple drain clog. Ended up clearing roots, opening a main line from the roof, and snaking a hidden drum trap under a cabinet.

This was an older rental property, and I was the second contractor called out.

The original complaint was a slow drain and water leaking from under a cabinet whenever the shower was used. After some troubleshooting, I found multiple issues contributing to the problem:

✔ Main sewer line partially blocked with roots
✔ Toilet backing up and contributing to the issue
✔ Drum trap under the cabinet completely full
✔ Previous repair on the drum trap wasn't properly sealed

I first ran a 3/8" cable nearly 75 feet and pulled back roots, but couldn't fully clear the blockage. I then switched to my sectional machine and accessed the line through the roof vent. After working the line back and forth, I was finally able to clear the main sewer blockage.

The job still wasn't over.

I removed drawers to gain access to the drum trap under the cabinet and ran another cable through that line. Once the drum trap was cleared, everything started draining properly again.

To finish the repair, I installed a better sealing cap on the drum trap to help prevent future leaks under the cabinet.

Sometimes what looks like a simple drain clog turns into multiple problems stacked on top of each other. That's why proper troubleshooting matters.

This was a good one.

Got called out to a rental property for flickering lights and to replace a thermostat.

The thermostat was in rough shape, so I replaced it as requested. After the replacement, I noticed the furnace still wasn't working and found a failed transformer. Replaced the transformer, and the furnace fired right up.

The lights were still flickering, though. I checked the electrical panel multiple times, and everything looked normal. Finally, one of the times I checked it, I caught the problem: one leg was around 100 volts to neutral and the other was around 140 volts to neutral.

The property had an overhead service, so ComEd was called. They found and repaired a bad neutral connection on their end, and everything returned to normal.

Replaced a blown fuse in an older panel and cleared a clog.

Outside, fixed a bad GFCI setup—extension plate was wrapped in electrical tape (not waterproof). Found a 20A outlet on 14-gauge wire, so I:

Installed a 15A weather-resistant GFCI
Added a proper sealed box
Swapped the breaker to 15A

⚠️ 14-gauge wire on a 20A breaker = fire risk.

Clearing some main drains out, replacing a remote for a ceiling fan, replacing a light and a smoke detector.
