That’s the part most homeowners don’t realize until we open the walls. What starts as a small leak under a vanity or behind a laundry connection doesn’t stay there. Water follows gravity and material paths. It travels along the baseboards, under the flooring, into the drywall behind the wall panels, and down into the carpet padding in the next room. By the time it shows up on the surface, the story behind the wall is already well underway.

That’s what we walked into on this South Florida job. A sink leak had soaked into the drywall, tracked behind wood paneling, saturated the carpet, and started forming visible microbial growth on the backing of the material. In Florida’s heat and humidity, that timeline moves faster than most people expect.

Here’s how we handled it. Full containment set up with sealed poly barriers, isolating the affected area from the rest of the home. From the outside, this looked like a spot on a wall and a stain on a ceiling. Nothing you’d think required a full remediation. But once we got behind the drywall, above the ceiling tiles, and under the bed frame, the real story showed up. Widespread growth across the back of drywall panels. Colonies forming on the ceiling grid. Mold visibly wrapped around the wood slats of the bed itself. What the homeowner could see was maybe ten percent of what was actually there.

That’s the part most people don’t realize about mold. By the time it’s visible on the surface, it’s usually been established behind the material for a while. Wiping it doesn’t do anything. Repainting over it doesn’t do anything. It keeps feeding on the moisture source behind the wall and it keeps spreading.

Here’s how we handled it. Full poly containment sealed the affected areas off from the rest of the home, so nothing generated during demo migrated into clean spaces. Air scrubbers ran the entire job, keeping the environment under negative pressure and filtering airborne particulates through HEPA. Our techs went in with full PPE and removed the compromised materials in a controlled way, following NORMI and IICRC protocols. Substrates were HEPA-vacuumed, wiped, and treated. šŸ› ļø Most people scroll past the setup photos and wait for the finished bathroom. But if you’ve ever lived through a real construction project inside your home, you already know the setup is where the whole job actually gets decided.

This South Florida home needed a full bathroom rebuild. Before we ever picked up a hammer, we started at the front door. Every walking path from the entry to the work area got covered with taped floor protection. Once demo starts, dust and debris travel further than most people realize, and hardwood floors and finished surfaces don’t forgive a job site’s foot traffic. Protecting the path in protects the rest of the house from ever knowing there was a job happening.

From there, we built the containment. Plastic sheeting sealed with tape, held in place with support poles floor to ceiling a room within the room. When walls come down and tile comes off, particulates fill the air fast, and without containment they end up in your vents, your furniture, your kitchen. The plastic wall is what keeps a bathroom demo from becoming a whole-house cleaning problem.

Inside, we set up air scrubbers to create negative air. Air gets pulled out of the work area through HEPA filtration, so instead of pushing outward into the home, everything moves inward and then out through the filter. It’s invisible, and it’s the part that keeps your home breathable during and after the work.

Then came salvage the bathtub, the glass shower doors, the hardware and fixtures worth keeping, all carefully removed and stored. Nothing expensive gets replaced when it didn’t need to be.
Only then did demo start. Walls, tile, and flooring came out to CBS block and framing. Anything moisture-affected got cleaned, the substrate got verified, and the space got handed off to the rebuild crew clean, dry, and ready.

That’s how a bathroom gets rebuilt the right way on a clean surface, not on top of yesterday’s problem.
